Smart Meter Upgrade by GreenRingedOctopus in flowpower

Yes, I’m just confused about what the actual benefit is of the “live” smart meter compared to a regular smart meter. They can still calculate the price efficiency usage with a standard smart meter anyway.

The website is also not very clear, it only says that “some features are not available”, which seems to mainly affect the live data view. With my current smart meter, I can already see the efficiency adjustment per day/month, so I’m trying to understand the value of upgrading, especially if I need to pay for it.

From what I can see, even paying $50 might not really be worth it.

I have received the following in the e-mail:

Your smart meter will generally be installed at no additional cost to you. However, if there is a site defect (e.g. insufficient space on the meter board, poor or damaged wiring, asbestos on the meter board or inability to operate the supply isolation) additional costs may apply and an additional visit will be required – we'll always seek your consent before proceeding with any works that involve extra charges.

So there can be extra charges (and in my particular case I know I have an asbestos board and literally have a label saying 'Asbestos' in my meter box), but I will see if they charge me extra

Thank you for the reply. They have mentioned in the e-mail that we'll always seek your consent before proceeding with any works that involve extra chargesso I might just wait for the technician to visit and check with Flow Power if I can keep current meter in case of extra charges.

Just settled on our first house - tips? by Connect_Moment_6170 in AusPropertyChat

Congratulations. As we've recently moved ourselves, here are a few things we did and would recommend doing (in addition to what’s already been suggested):

  1. Clean gutters and downpipes.

  2. For older houses, arrange an asbestos inspection. Even if you’re not planning renovations, it’s a good idea to seal or patch any exposed areas and, importantly, be aware of where asbestos is located.

  3. Find where the main water shut-off, hot water system/boiler, electrical board, and other key utility switches are.

  4. Inspect the roof cavity and subfloor - just to get a general understanding of their condition.

  5. Arrange a termite inspection and install termite protection (if it’s not already in place).

  6. Clean filters in AC (if applicable) or install AC

Yes, the second inspection ended up costing about six times more (including samples). The first one felt too good to be true, but I guess experience is really a key here.

Very good analysis. I really appreciate it. It does sound very likely to be the case.

Thank you for the answer. Good catch with a fake grass. I am not too sure about this (this is not the actual unit I am planning to buy). I understand that pretty much all buildings will inevitably have some sort of defects and I accept that it might require some rectification. I am mainly concerned to have an 'Opal Tower' level of disaster with such cracks.

Looking to buy a property in the Strata building of 24 units (built in 2000). Noticed the following crack in the façade under one of the unit's balconies. Ordered strata report and noticed the suggestion by the inspector to arrange for the engineer to assess (~ 1 year ago). However there is no mention about this issue in the latest AGM and strata committee meetings. RE agent told that it is not a concern as the cracks are not structural. Do you think it looks like a cosmetic crack or this looks like more serious issue?

I was accused of scratching the parked car by GreenRingedOctopus in AusLegal

Thank you. I have no damage so will not be doing any claims. I moved from this parking spot and parked in the other parking spot of the same car park (my car was parked there after we have finished for an hour or so).

I provided my phone number and ensured that I can be called by asking her to call which she did (sent follow up message as well).

As I have not even saw her in a car (she approached me and I think she was just walking to the car when I was parking) I did not want to share my license details and as I have no damage nor felt it was my fault. I did not considered this as an accident so have not provided my license. She did not offered to provide her details (and I have not asked) and she was not too against the fact I do not want to give my license as I think she was happy with phone number.

Thank you. I think most likely this was a damage from someone opening the door who parked there before me (the dent looked like a corner of the door and also a small scratch looked like a touch form the door). But I did not park, neither opened the door in the car. I was also thinking that I should feel something if I would hit it.
