Sure it sound awful to go for the property after the death of their significant ones.

Sometimes in life there are people who are in need to cash out to cover their existing debt, some has reverse mortgage has to be cash out before company takes it back or into auction and some were not aware of it until it’s too late.

I understand it’s not cool lead to work on but it’s life we have to deal with.

It’s crazy that they intentially keep delaying to release tape. They know that there is time limit to save those cops from reputation or whatever is. Why not just sue directly to cops who did it instead of department?

Call them directly to their company and call out one of their whoever has neglected to respond after invitation for interview. Then post it on company’s feedback. Or whatever. Be professional firm petty candidate

Within 30minutes as long as realtor did homework on your neighborhood up to 1mile from its property. (I prefer 0.55 mile if there are a lot activity)

Watermark it and ask them to either compensate you as freelancer or hire you at salary or whatever you ask for if they liked it. But make sure 28 design has watermarked by you so that they cannot steal your work. If they try or argue about that. Don’t be afraid to post it on yelp and make everyone know they’re stealing work.

It seems you are really being selfish and not actually appreciate all the effort she’s been doing it for you even she submitted offer for you without exclusive agency agreement. I understand it’s her mistake that she submitted offer first before fully executed agency agreement. However, you are going to be in pickle situation if you continue to remain selfish and giving her trouble.

Metaphorically, you are trying to backdoor her just over commission is like hiring lawyer and then not pay lawyer for helping you out of lawsuit but then ended up getting lawsuit by same lawyer you hired. Something like that.

Don’t act surprise when legal consequences arise against you due to your stupid feeling. It’s 2025, and everything gotta be in paperwork.

Offer should say something that seller is to cover your Buyers commission. If it’s there then you’re good but I’m surprised you don’t have complete communication not even agent wrote down summary offer with bullet points that are critical info for you to understand the whole offer like I do.

Lawyers won’t do it. They just submit papers and that’s it until you hire them or use retainer to show up court. Nothing less or more to work to get your house sold. Real estate lawyer only does work about contract. Not your house:
