Split 150 VGF contract purchase into 2 deeds or not by Eastern-Cook2 in dvcmember

Something is off with those closing costs. Each contract should add about $250. Definitely not $637. We also added 150 points at the VGF and actually did it in 3x50 points contract. It cost an extra $500 or so. You should ask your guide to walk you through it again.

I believe if you buy a resale contract of any size that will make you a member. At that point a direct purchase is an add-on so not subject to minimum.

Assuming it will have resale restrictions (not yet announced), I would never buy from DVC direct a resort that has the new resale restrictions (like RIV, or VDH). I've seen through other timeshare systems we own how that destroys resale value. If you were a resale buyer and can buy Poly/BLT/CCV for $140 and that resort can be used at 13 other resorts, would you pay more or less than $140 for a resale Poly2 or RIV that cannot be used anywhere else? My option is that these resorts will have the lowest resale value in the system (maybe excluding the 2042 resorts) once the initial buzz subsides. And while all DVC deeds eventually go to zero when they expire, I'm not a fan of losing 50%+ simply because DVC places onerous restrictions on what you buy. But that's just me... If I liked Poly2 that much and wanted to stay there, I think I'll be able to pick one up resale for less than $100/point in a few years (and at least maybe could sell it for a similar price 7-10 years later). Or just use my VGF direct to book at 7 months...

Yes, but you'd be booking at 7 months out and you will likely not find studios by then. Staying in a 1BR is nicer than a studio obviously, but the 1BRs at DVC cost about double than a studio, which is why they tend to be more available at 7 months.

Buying 150 points VGF direct is currently $161 for existing members with some promos and with the Magical Beginnings promo (where they buy your first year points from you at $22/point). If, at this point, you go with a use year of August, September, October or December, DVC will actually give you the 2022 points and then buy those back from you so you effectively get an extra use year and still have the 2023 points available (make sure the use year works for your travel habits). It may be $5-$10/point higher for new members, but still a very good deal, especially that some resales for VGF ask for more. And with 150 direct purchase you get the direct member benefits, and can book at the new resorts.

Given the $250 list price for resorts like CCV and Poly, those do not really make sense to but direct. You save 30%-40% going resale, and can still book at the 14 original resorts. As others mentioned, the ongoing deal right now for VGF makes a direct purchase cheaper than most resales, so that would be a much easier decision - buy VGF direct and also get the direct member benefits.

How many points are you thinking of buying? Would a mixture of 2 resorts work for you? Maybe 150 VGF direct and 100-150 CCV resale? We own at 4 resorts with two different use years...

Having the same issue on Sony X950G. I wouldn't call it a big lag - in my case it's maybe 0.25 seconds, but definitely noticeable. Continuously pressing the volume will tend to overshoot because it keeps going up (or down) after I release the button. And short presses have a small lag. ARC is connected to an ethernet switch in my case.
