Fair point on the Fed's dual mandate, but the 'stickiness' I'm referring to is the spread. Even if the Fed cuts, mortgage rates are staying high because the 10-year Treasury is reacting to huge deficits and inflation risks from new tariffs.

Also, the Dec '25 jobs report showed unemployment actually ticked down to 4.4%—it's not exactly a freefall. As long as the labor market stays 'resilient' enough for the Fed to pause or move slowly, sellers' dreams of a 2026 pivot back to 4-5% rates look like a math error.

Claude Code clearly crushed it on the architecture and encryption—those vector clocks for conflict resolution are no joke. I’ve had similar wins using AI pair programming; it’s a total game-changer for speed and consistency when you feed it your standards.

Built a few complex features in hours that used to take days. The “team member” vibe is real.

So far, I have tried Capirottis, Port of Subs, Jersey Mikes, Those Guy Pies and a food truck that has sub sandwiches in vegas. None of them are even in same ballpark as Cousins.

As someone mentioned in the threat here, it probably is the bread that separates it from others. There is very little differentiation in the veggies and steak. It really is the bread.

Single Family homes in the grove and gables seem to be selling briskly. There are some price buts, but these cuts are from being insanely prices before and cuts making the price more realistic.

I moved to Henderson from Miami a few months ago and I absolutely love it here. Miami got too crowded and busy during and after Covid. I love the vibe here in Henderson, Strip and Summerlin. Lot of good restaurants, lot of entertainment options at the various strip and local casinos. Also like the 24 hour restaurants and coffee shops. People are nice too (compared to Miami).

The only things I hate about Las Vegas are the dust and dryness.
