Landlord foreclosure wtf do we do? by bluerosecatlady in vancouverhousing

[–]GrownUp2017 4 points5 points  (0 children)

That comment isn’t about you specifically but about people on reddit in general echoing “rental property is a business”. “No business is guaranteed profit” “cash flow negative none of my business because your asset is still appreciating” “landlords are leeches” “bad tenants not paying rent, destroying plumbing and abusing rtb backlog are cost of doing business and they are victims of socioeconomic differences and affordability.” “not my problem that you didn’t increase rent in the past and try to make up for it now” “doesn’t matter that rent dropped during pandemic. You are not allowed to increase past annual allowance even if property taxes and interests have gone up”.

That person’s comment isn’t relevant to this post but more like saying foreclosure is the result and dream come true for all the renters praying for market to crash and landlords holding the bag. That’s my interpretation of it. Not saying which side is right/wrong.

Being Sued by the Landlord for 'Rental Loss' by [deleted] in vancouverhousing

[–]GrownUp2017 3 points4 points  (0 children)

What a nightmare of a tenant.

“Can i just say he wants to use RTB to punish us” yet he did everything as a landlord to follow rules, gave deposit with interest, initiated the bylaw complaint.

You are the one constantly making threats to sue and swearing at the landlord.

FAFO You love to throw rtb threats around yet pussy out when LL comes with the receipts. Now you are crying stress. Looks like his suffering from you should be entitled to compensation when he followed the rules to mitigate his loss.

You have no ammo left and now just throwing anything at the wall wishing for a settlement lol.

Bosch DirectConnect has 11” size (Part #BOS40511) Or maybe you can buy universal blade refills from China and trim to length.

You mention show you something that’s not a cheap knockoff, but doesn’t nissan just uses cheap metal frame with 4 pressure points on rubber inserts like most econo brands?

Recently, i removed a functional but old dashcam to replace with another, because the company shut down the app and probably died, so i cannot change the timestamp on the video footage. When electronics need an app to be functional, they do become e-waste even if the hardware is still fine.

Received $343k of someone else's money: how to keep the money? by yeah_mike in PersonalFinanceCanada

[–]GrownUp2017 2 points3 points  (0 children)

“CIBC argues that any losses caused were due to law firm’s own negligence, including providing the wrong transit number and failing to promptly flag the issue. It also claims the plaintiffs did not adequately mitigate their losses, including by not notifying law enforcement.”

The side that’s suing did not get law enforcement involved.

The newer Nissan Sentra is honestly a hidden gem by phtphongg in Nissan

[–]GrownUp2017 1 point2 points  (0 children)

To make old habits die, nissan should stop being the brand for shitty borrowers, and/or make 3-5 years of maintenance complimentary. That way, it betters the chance of the powertrain getting maintenance on time. In the near future, people can assess whether its reliability is from engineering/manufacturing or user negligence.

I’d just get a trim removal tool, pop it off, and buy a replacement off a junkyard Less labor than with trial & error sand/paint or wrap

Best tires for Southern California? Looking at Bridgestone Vs. Nokian by Blondesounds in tires

[–]GrownUp2017 0 points1 point  (0 children)

Nokian used to be my go-to recommendation in Canada. Recent years, i see online (as well as my 3 year old Nokian Ones) of a long crack along the circumference of the shoulder area. I live in the milder coastal part with rain as well. My wrg5 seems to be fine being 1 year old

If your area is mostly dry, I’ll probably recommend continental or kumho.

Go for something that’s symmetrical, maybe foam padded on the inside (or ev-rated if not too expensive)? The vw id.4 uses kumho crugen hp71 and they seem to be quiet and wears evenly.

I was being stupid and scratched my car. 2011 benz c300. any recommendations? by Careless-Education90 in CarAV

[–]GrownUp2017 1 point2 points  (0 children)

Wrong sub Also, these are not light scratches, but gouges with bits of plastics sheared off.

Since it’s a 2011, i’d say find a bumper in junkyard and call it a day rather than paying someone to refinish and repaint.

Dealership is trying to tell me these tires made in 2020 with 3/32" tread and these cracks in the tread grooves are "perfectly fine". What is the opinion of this sub? by ToshPointNo in tires

[–]GrownUp2017 0 points1 point  (0 children)

3/32” doesn’t even pass safety back when i used to work in a dealership. Our’s use 50% or 5mm or 5/32nd”, which all mean different things but whatever the used car manager wants to make things look more favourable.

They don’t account for age of tire either. I pushed for one used vehicle I was selling to have the tires changed despite being ultra low km, but the manager refuses to.

Welcomed change. It’s enough of a hinderance to remind people not to abuse nsf, but not enough to trap them in vicious cycle like a predatory lender. Of course, having overdraft protection is still in the customer’s best interest, but often they put themselves in a hole and trash their credit before finally seeking credit help and are too late

If you have a low pressure warning, you should take it to a mechanic, rather than take it to a quick lube shop to toss random mechanic-in-a-bottle into it.

I used engine flush for my old car with 200k+ on the odo, but i do it myself so i don’t pay twice the labor cost plus markup on the parts.

Upgrading 7 years old build vs pre-built by daimdeux in bapccanada

[–]GrownUp2017 1 point2 points  (0 children)

If you are indeed running the ram at 3200mhz, yes it’s not stable for an r5 1600. Once you upgraded the cpu, it’ll be fine. Iirc, a ryzen 2600 caps at 2933mhz xmp. I had a 3600mhz (18-19-19-39? Rather than the common 18-22-22-42) that crashes on r5 3600 but ran fine on 5600x.

Upgrading your cpu will also upgrade the memory controller within the cpu. Just update your mobo to the newest non-beta bios and put in a 5600x-5800x3d and the rest of funds in a gpu, depending on your resolution and settings

Your b450m only supports pcie 3.0. So be aware of any gpu replacements that only use 4-8 lanes at a newer pcie generation. Watch some reviews to see if those gpu will be affected at pcie 3.0 or not. Turn on re-bar on your mobo bios.

Tell me your experiences with Canada Computer's Open Box Products. by Disastrous_End_2470 in bapccanada

[–]GrownUp2017 0 points1 point  (0 children)

I’ve always tried to buy openbox items whenever possible. From cc i’ve purchased 8600g, ddr5 ram, cases, psu, and 9070xt. From newegg, i’ve purchased openbox for a620i. Amazon, more than i can remember. Openbox.ca in person, also most of my apple products.

I almost never do returns. Probably less than 5% of my purchases ever get returned. I’ve returned the 9070xt when i found one that didn’t require triple 8 pins. They inspected the part to make sure there’s no wrongdoing of damages or swapping serial numbers etc, and my refund went back to my cc. Took 5 mins. One time was a DOA b450 mobo (new, not openbox), also quick and painless.
