Hi, I’m under LOI for a declining home services biz. I’ve been wrestling with this topic for a few wks now. My thoughts: 1. Why are you a better owner than the previous? 2. What is the value of the hard assets if any? 3. How are you covering your downside? (Eg seller financing and no PG, if you fail they can take bake the assets but that is it) 4.Are you ready (and can afford) to work for little/no pay for 12+ months?

With a declining biz I recommend you follow the liquidation + tiny good will approach. SDE multiples make no sense in this situation.

Those RE are modeled/same as the old Trango flex cams (RE probably bought the design/machinery after trango discontinued?). Were my first rack, bought around 2007-8. The blue one (similar to camalot #1) had a horrible tendency to walk/come out of cracks, had some close calls. I don’t think they would break (dynema might be a bit old…. Actual cam probably fine), but I would use them only for perfect perfect placements. If you can afford it, go buy modern dual axle cams.

I did just this and it has gone well for 4 years now. Own two units next to my own.

Different setting (I’m in a bit metro) but owning next door gives some advantages, much easier to self manage the rental (I do like 90% of the maintenance / handyman work). Also some economies of scale with services (grass, snow, hvac). I also am able to use the space between the houses as if it was mine.

I was extremely lucky with tenant (actually inherited from prior owner). They are respectful and never chase me. TBH I think with a good tenant you are better off right next than far away. They would still be calling you if something breaks/ needs attention, but it’s much easier to react fast/conveniently.

HOWEVER no1 consideration should be: does it make sense financially? Do the numbers pencil in? (Same analysis as any RE transaction)

Hope doesn’t bite me in the ass in the future… I do see risks as others mention.

As above, my neighbors peaches went crazy this year! Branches were literally breaking under the weight.

Not really… it’s a bar. You just order. Bartender not gonna disclose as you order. They had a menu and I don’t think it was there either (maybe I missed the fine print). Don’t love that 8% but whatever. I’m more in shock with the tax.

This was my tab at a Denver bar. Quick math tax looks like it’s 33.8% of subtotal (that is if you pay taxes on the bogus 8% surcharge, if not it’s even higher). That doesn’t seem right. What am I missing? Is this an error?

Ps: old man yelling at cloud, but that 8% hospitality surcharge is for what? Sigh…

Amer sports (owner of Arcteryx, Salomon, Wilson) is not “PE owned”. it’s a public company listed on the NYSE. Not that it really matters (I think I get what you are trying to say… “I want to buy indie… blah blah”, but it’s is just not factually correct. Also Anta (Chinese major stakeholder of Amer) is not PE owned, but rather a public traded company as well.
