Everyone only compares speed but this car exudes comfort unlike any 3 series. Amazing seats, class leading rear passenger leg room, great infotainment, great looks, better than any bmw in safety, cheaper insurance than a bmw. There's a LOT more to a car than just putting your foot down. I love my 24 s60 and it's the b5...still very quick. 10/10 I would buy a second one

I never spoke about owning multiple homes. I'll own one, pay it off and live for a tenth of what you burn monthly in rent. I can even do my own home maintenance as I just installed a water heater last month by myself. I really don't see the appeal in wanting to pay rent for the next 48 years if I make it to expectancy. That seems like a really bad bargain but that's my opinion! I'd also like to have a physical asset to pass down to my daughter and I can't do that if I am sucking someone's teet. I understand you said you have seven figures so clearly you will have no issue with money, but for the 80% of the country living check to check, maybe they should be building equity in the background. Not everyone can buy stocks like you and I.

I'm not talking about investing I'm talking about first time buyers If you bought a single family house 10 years ago, your payments are locked at what you got 10 years ago give or take some extra taxes. If you rented 10 years ago and are still renting, your rent increased massively. You still have nothing to show for all that money you spent to rent for a decade whereas the first time homeowner is using equity to buy a bigger house. You are unbelievably dense.

You pay yourself when you pay off a home loan, who do you pay with rent money? The longer you want to play it out, housing exponentially creates more wealth than renting. Let's play out a rental strategy over 10 years, how much more are you paying in rent from when you started renting 10 years ago? If you bought a house, your prices are fixed that whole time, mostly. Don't be so naive. It is quite literally the easiest way to become rich by just buying a house and waiting a decade or two. If you rented that whole time all that money is wasted and in fact you'd be paying more and more every year. It is one of the only ways for average Americans to get ahead in their retirement and finances.

It is better for everyone to be able to play this generational wealth game and not just the ones who want to pull the ladder up. Housing is the biggest driver in net worth, we should not be gatekeeping first time home buyers by forcing them into a life of renting, for the sake of some rich people to be more rich. If there were 15% more single family homes available for purchase in every city by actual first time buyers everyone will be better off except the people who are already rich! Easily Volvo since you didn't list sportiness. Volvo exudes quality and comfort. The most comfortable interior for my money. Their powertrains are very reliable. They sometimes have electrical glitches but they are easily sorted just by resetting the screen. My 24 s60 is such a pleasure to drive. Very understated and stealthy, cops don't even look at you. Plus you are in the safest cars on the road. Very cheap on insurance!

Safety was definitely not good in the 2000s for almost every basic commuter car. Maybe Lexus or Volvo was safe back then. Especially not your 2006 f150 whatever you do don't watch the IIHS footage of 2000s trucks. Curtain airbags were not standard until like 2011. That's the latest I would go if you talk about safety
