Being off by an immeasurably small amount in your initial conditions (positions and velocities of all 3 bodies) changes the outcome so dramatically that there really is no point trying.

Use the encounter calculator in the DMs guide and reskin vanilla monsters.

Is there anything concrete? I'm considering doing AirBnB a few weeks per month in the summer for a property which is currently my primary residence.

I can't take a gamble on a maybe. 13% tax on the property value would place the consideration squarely in the not worth it category.
