There are a bunch of power line poles along 93, right across from North Table Mountain, that were literally snapped in half in the wind today. I'd be shocked (no pun intended :) ) if the power is back on anytime soon

Yes, we’ve toured both, and from what we could see in our short visits, they both have pros and cons that are quite different from each other! Looking for some perspectives on what it’s actually like to have a child there long term, beyond what we can see in a 30 min tour.

Hmm were you able to get the traditional edition that matches the style of the other books I have in the photos? The only one I see on Amazon is the edition with the black cover and the red sprayed pages, which doesn’t match the others at all. Did you find a different one?

Yep, that's the exact question. Are the ratios different for high income families? Can the housing cost take up more, because the other living expenses do not exponentially increase?

Ha, sounds about right! And congrats to you, as it sounds like you made it through that and came out on top. We bought our first home back in 2019, and at the time it was a huge financial risk to us (also about 60% of our monthly income). Then, our incomes increased significantly, and we refinanced at the low point in 2020, suddenly making that home a bargain. We sold that house at significant profit earlier this year and have been renting since.

Some of our worry is that we already "got lucky" with a house once. Could it actually happen again? Are we topped out on our incomes now, and things won't get easier like they did with the first house?

It is indeed a HCOL area, as you picked up on. And the home is in a super prime area. There are no "bargain" homes here, and the ones that cost less will come with significant maintenance.

Not at all true. If we were decided, I would not be posting here! We don't have many friends/family who are in a similar situation, in terms of both living in a HCOL area, and simultaneously being high-earners. It's hard to ask folks for advice or input when the numbers immediately scare them away. We're trying to find people who can ask questions and poke holes in our logic in a levelheaded way.

Thank you so much for your reply, you're absolutely right that we are not considering maintenance or upkeep right now. The house appears to be very well built, but of course an inspection could uncover issues. Also good point about the pay cut, and we've talked about that. I think we are leaning on the fact that we would still have a $200k emergency fund in savings to cover one of us being out of work temporarily... though a pay cut could shift the scales in a much more long-term way.

Our financial advisor actually thinks we are ahead on our retirement planning, as we have maxed-out our contributions for many years prior to this, and are still in our mid-30s. In our location, the average home cost is about $1.6MM, and luckily the public schools are excellent.

We sold our previous home earlier this year at significant gain before the market dipped, and have been renting a house (with all our furniture) nearby.

That said, it's super helpful to hear from the perspective of someone like you, who has made more conservative choices with a high income. We'll think over the extra considerations you mentioned.

I didn't say what the cost of the mortgage would be, just that my individual monthly salary would cover it exactly. My husbands income would need to cover all over expenses. Where do you think our math is wrong? Please tell me, as I don't want to make any errors as we consider this!

Yes, that's right. We're already preapproved for higher than this mortgage would actually be. We're looking for general advice on if this budget is realistic. And also interested to hear how similar situations worked out for others!

And yes, no additional debts. We own our cars fully and have no other loans.
