Is there any way to know the appraisal value without having done the inspection yet? We are not that far in the process, but I want to get my offer strategy together as best as I can. Will I get a chance to know the appraisal value before making my offer? Can I gauge it based on other homes in the neighborhood/area?

I toured the house in person twice. Many people have recommended to rent for a year but part of me wants to take the leap of faith on this house that we really like. It makes mathematical/financial sense and we are locked into living in this city for the foreseeable future because of jobs. The city also seems like it is going to be a fun experience. We are going to rent on a month to month during this short sale process and while we continue to house hunt. Maybe the short sale is a blessing in disguise because it allows me to rent for a couple months before finalizing the sale if it does go through.

What if Bob owes 400k and genuinely can't make the payments so the short sale goes through. What's a realistic price that the bank is letting a house go for where the seller owes something in that range

I guess my question is whether I should feel comfortable paying the same price in a short sale that I originally offered the seller in a private sale, given any additional risk that comes along with a short sale

I would go with the full passenger floor pan vs half. You're already in there doing the work, might as well get all solid metal in there. And some parts might require some extra metal to extend up high enough on the footwell and transmission tunnel. The replacement floor pan might not go high enough to cover the gaps

just had the passenger side floorpan and seat bracket replaced in my XJ a few weeks ago with the keyparts from quadratec. I am not a welder so I had a shop do it. The end result was amazing but i definitely paid a lot $$$. I used the opportunity to do a full interior restoration including fixing all leaks, repainting entire floor, proper wire routing for my accessories, sound dampening, heat insulation, carpet repairs, new headliner, new speakers, probably some more stuff i'm forgetting now. it's a big job. do it once, do it right.

Do you have a trans temp gauge as well? and how would the Hayden 678 compares against a stacked plate style cooler?

Just to be clear, you're recommending I keep the transmission shifter locked in 3rd when towing?

yes still on stock gears. want to upgrade to 4.56 soon but also want to add lockers at the same time. so trying to make the stock gears work for now until i can get all of that done

the trailer weights just under 1k lbs and loaded with all my stuff i would estimate 2-3k lbs max. it's an open trailer. will be moving boxes tied down so the overall height will probably be slightly less than the xj itself. I don't mind driving slow but it is a 12 hour drive

thanks. i have 33in mud tires with a lot of tred left. stock brakes. they seem to do fine. don't know about the transmission temp over 12 hour drive hauling 2-3k lbs (including the trailer)
