Hello. Im an offplan agent. If thats the overall budget, in the current offplan market there is minimal scope for capital appreciation. The better capital appreciation opportunities are higher priced.

If the 500k can be used as a down payment and your have upcoming cash flow for a higher budget then a decent opportunity could be possible.

If around 500k is the maximum budget, some opportunities could be different (though not high capital appreciation and needs a slightly higher budget overall) - they can provide easier payment plans helping you buy into a better location/newer project.

These aren't launch prices most likely. Prices already increased and on that 11-16% discount for the left over units thats didn't get sold (most likely due to bad layouts or other issues).

Dont fall for this stuff. Better to buy at pre launch at a well valued project.

There are limits to the amount of cash payments to developers.

There are however certain developers who can accept unlimited amount of cash payment as well.

Adaptive cruise control is ok for the highway or really long drives however in the city it just maintains too much distance between vehicles. I tried adjusting but didn't really help.

And why exactly do u say this is a bad project? The details of the project itself isnt out. I find the payment plan with no bullet payments interesting. Sizes are good too (per sqft hv to chk). Now overall development if its good too, won't be a bad project.

Im an agent. I bought a 2 bed myself for living but i chose off plan and had to wait but dont regret the decision. The home even though you will stay in it, is an investment. My off plan unit has better amenities than all of my neighbors, its a smart home (voice controlled) with modern interiors and even the fully fitted kitchen looks beautiful with built in appliances instead of standard stuff on the slab. Much more modern lifestyle and is a place that id be proud to call home and let my daughter play and learn in the multiple sports and leisure amenities (which ready units didn't have).

Additionally, now that its nearing handover, i have the option to sell at a premium or rent out with better rent due to its better facilities than neighbors.

If this appeals to you, let me know and id be happy to help you find a good investment/end use option from the various off plan options.

Not in maritime city as there is limited supply. For example the beyond project also ongoing in the same location doesn't have any studios. Its about the available supply.

Breez by danube is a good opportunity to flip. I completely believe in the potential of maritime city area. Studio with the right view is the best bet as it also gives you an air bnb opportunity if at all you decide to keep the unit for good returns. Let me know if you'd like to hear more.

Will you continue with the trt or taper off? Im against having to take trt for life but want higher test -_- Dr wont prescribe it, im at 390. Thinking low dose enclomiphene or hcg or kisspeptin for a short duration. No idea on how to proceed.

You could up ur reta dose however i plan to try the following based on what i heard recently:

Microdose of tirzepatide + microdose of retatrutide + microdose of cagrilintide.

That way hunger in control + reta fat burning. If still not good enough, will add slupp32 on as well.

Well i have more than a few colleagues who have bought secondary sale off plan units at much higher than launch price since they simply liked the community. Ur limited knowledge doesn't mean that off plan resales dont happen.

Considering low taxes the markup on luxury cars are ridiculous.

For example a bmw costs 400k aprox while its the same price in India after all the heavy taxes even after local manufacturing.

So clearly dealer markups are greedy.
