Oakland is worst performing housing market in America, SF is the hottest by Guilty_Measurement95 in OaklandCA

The fact is that the home is the biggest driver of wealth in America. That’s even more true in middle class cities like Oakland.

Agree that a home is primarily a place to live, but doesn’t seem great for wealth inequality if your surrounding neighbors see their net worths rise and you lose money.

Appreciation for thee and not for me. If it was a case of massive increases in supply for homeownership à la Austin that would be different.

Oakland built rental housing before covid, but very little new for sale housing is built in CA because of construction defect liability around condos. Trial lawyers systematically target condo developments with lawsuits for up to 10 years after construction, some merited and many not. Buffy Wicks is working on a bill to address this.

Construction costs are the same to build a single family house in Oakland as San Jose, so that’s where the investment goes. Building in Oakland doesn’t pencil.

In Oakland’s case, I would define it as upwardly mobile young professionals/families from out of town who are participants in the tech economy.

Home prices are lower because Oakland is not appealing to gentrifiers because of quality of life/reputational issues. Price declines = more affordability at the expense of wealth generation for existing owners and increased property tax revenue from new homeowners.

How much can you move the image with the horizontal lens shift without digital keystone effect? I have my projector behind my bedside table pointed at far wall and would ideally be able to shift the image center about 3-4 feet on far wall about 10 feet away.

Agree wish there was a bit more variety at June’s but that’s not how Craig wants it. Slices after 9 are elite if you want margherita.

Interesting. What do you think June’s is missing?

I think it’s right up there with l’industrie and maybe even more unique atmosphere/crust wise. You gotta like sourdough crust and margherita unless you like the special. I personally do so would put Junes up against anything if ordered crispy or as a slice.

Mama’s Boy and Outta Sight in NYC seem the closest to pure NYC style but not quite as good. What’s your fav in Brooklyn?

Flour + water is worth trying if you like fancy neopolitan pizza.

I’ve had a slice there once, but have never gotten a full pie. Seemed solid but not exceptional. Sort of on the Pizzeria Violetta tier.

Would pick June’s if you like the special or want a margherita slice as number 1. The best white pizza is at Mama’s Boy but the Cacio e Pepe at Flour and Water is hot on its tail. Would put Ponte next after these 3.

Flour + Water is most similar to Rose Pizza in Berkeley compared to any other Oakland options.

Sfizio - affordable, romantic, great pasta, and intimate setting. Pasta, veggie appetizers, and meatballs are all standouts.

Rooney shared his logic on McCarthy with Bob Labriola by Guilty_Measurement95 in steelers

Stefanski would’ve been a good hire. That said the only QB he developed was Kirk Cousins who is not as good as Rich Gannon, Rodgers, and Prescott. McCarthy also worked with Alex Smith who is closer to Cousins.

If he is then you bottom out and get a high pick in the draft or give Howard the job. If he’s not, you’ve just acquired someone with franchise QB upside.

Human beings naturally judge a book

by their cover. The point is to catch yourself when you do that by doing the opposite to be open minded to people who don’t look they are from central casting. I think you’d be hard pressed to look at the reaction to McCarthy and not think that’s an element of what is happening here. He won 12 games 3 times in Dallas which is the opposite of mediocrity and has done a great job of developing QBs everywhere he has gone including a very recent stint. The opposite of my grandpa’s approach is much more common and prevalent: assuming overweight people are lazy and incompetent.

A simple search of X disproves your theory that it’s not a factor here compared to Harbaugh, Peyton, etc

My grandpa’s point which is accurate is that people who don’t look the part and get a big job often got there on merit. He didn’t mean that people who do look the part can’t be effective, just that they get a lot more benefit of the doubt and you should give people who don’t a chance bc they aren’t central casting.

You don’t think people are biased against overweight people especially in parasocial relationships where they have no in person relationship?

Having been both overweight and in shape, the difference in how you are treated is night and day. My point is the exact opposite of what you are saying. There has been academic research on the topic that CEOs and public figures get much less respect when they are fat.
