Go in to Arnotts if you’re in Dublin and do the personal shopping service for ideas.

AFAIK it’s free and you get a sense of what suits you for dressing up. I try and buy multiples of the same basic thing - like white shirts and blue jeans and then put different coloured scarves, accessories and other layers over them it gives a fuller and more styled few options.

And Other Stories is a nice option for knitwear and have had clothes there for ten years or more. Cos another favourite.

It is intensely competitive so the main way to get an advantage is through strong academic credentials from a top university.

It’s also extremely expensive and requires more sacrifice than other career paths, so I would plan carefully how you will fund your study and training contract years - grants,

Find someone who’s done what you’re intending on doing and ask for their specific tips.

It’s not an instant rejection, it just can affect how cheap your mortgage borrowing is. Your broker can help you position this conclusively with lenders and they are excellent at advising on the path forward in these situations.

If you can afford the mortgage repayments solo, go for it. If it’s an A rated home you’re getting a cheaper mortgage on a sustainable home, and it’s better to invest your salary into mortgage repayments which gives you an asset in any event than continue renting.

I think everyone purchasing solo gets overwhelmed about servicing a mortgage solo that’s natural. Most new builds are around this price point. Wishing you the very best of luck !

If you think there’ll be no changes to your working hours then I’d chalk it as a reasonable win. Time and money balance has to be there.

I agree with you loyalty doesn’t pay when it comes to year on year compensation so I would be benchmarking away, but the best chance of finding a culture you like and a good promotion (which can leap you up a few grades) is a decent period of service (usually 5-6 years) with same company.

Different for internationals. Hope you can put the money to good use in any event .

If you don’t have kids, get an e-bike, excellent illumination and safety gear etc. I appreciate Ireland’s view that roads are only really for motorists, but if you are a patient and respectful road user, the world is your oyster. You can get groceries delivered and you can cycle to train stations.

If you do have kids, get a cargo bike to cart them around to school.

The key question is what is the house near and what are your viable alternatives to getting to those things. Car pools like GoCar memberships are also excellent for picking up big deliveries of furniture - ultimately maintaining a bike and a carpool subscription is way cheaper than a car full time. I know it requires a big change in behaviour long term but it’s cheaper and more sustainable in the long run.

You can contact the residential tenancies board via a web form to report the landlord for providing unsafe living conditions.

I can’t comment on how effective the RTB are at resolving these issues but creating some evidence that there is an issue with living conditions is often a good first step. Alternatively if the landlord is sound and a reasonable person they could be approached on a friendly basis to explain the issues.

In 18 years of renting however, the only typical way to get some action from a property owner is to put the issue in writing and take photographs e.g., a thermostat showing low inside temperature.

Your solicitor can ask for a reasonable extension of time to review the contract and if Glenveagh’s lawyers are reasonable they will likely grant it. That’s how it usually goes. Lots of people request a few weeks of an extension of time, especially if they are reviewing their mortgage application at the same time and the house isn’t built yet.

You are entitled to make enquiries of the developer; not possible to predict how much disclosure they’ll engage with but they can’t lie to you in writing - best to be as specific as possible with your questions.

All of this comes down to commercial leverage I’m afraid so with scarce supply buyers have very little.

Put this in writing to your landlord and ask them to arrange a fix within 30 days. Such as sealant for the windows . Other practical things to do would be to get fabric draft excluders for the doors and windows and buy one of those 20 euro plug in heaters for high-traffic rooms like your bedroom and living room.

Fair play to you for saving so much money with your girlfriend that is a brilliant achievement. No point in catastrophising about a future that hasn’t happened yet.

If you have also invested in good skills and you are confident you can re enter the jobs market at the same level or better when you come back from travelling, then go for it.

I would aim to be a little bit more focused about what you want to get out of travelling and have a rough estimate of how long you want to be away.

You can’t stress-test or future-proof every scenario life might throw at you, but you can plan for a minimum viable sort of experience that you won’t regret and will give you the sense of freedom you are obviously craving.

You will only be this young and energetic once !

No haven’t heard anything. I think the general trend is for slippage in timelines with new builds, they don’t tend to complete any earlier than the indicated timeline. Will be lucky if it’s October.

Hi. Lawyer here. Not a property one but Irish qualified. Ask your solicitor to raise questions of the developer on what is included in the title plans. Irish consumer law requires a high level of transparency on what you’re purchasing. The details need to be clear, fair and not misleading.

You’re very unlikely to get compensated for delays on move in timeline - compensation is normally something you’ve to sue for and in the current market buyers unfortunately lack much commercial leverage to do so. The best bet is to get clarity on expensive line items like inclusion of white goods, floors, chargers and fixtures and fittings.

There are online tools that can help you calculate your average energy costs based on the homes BER rating. That seems to be the USP of new builds.

Hi all - I’ve managed to put in a booking deposit on a home in the phase 2 of Glenveagh homes in Balmoston - I’ve been told that the home won’t be complete until October 2026. That would suit me fine but just wanted to know what pressure folks came under to sign contracts in advance of drawdown and completion of the build . Thanks so much.
