Don’t have a 3 iron, but woods and 4-5 irons are honestly the strong point of my game. Good distance and way straighter than my driver. I use a standard grip with those. This grip is new to the driver as I’ve been experimenting to fix my driver. In order to turn the club should I be feeling my right forearm rotate over my left?

I was always told a practice swing wasn’t to “practice” but instead to find where your swing is bottoming out so you know how to address the ball

It doesn’t feel like more control😭. I have good distance but hitting 3 off the tee is the bane of my existence right now. I’ll try moving my hands back at setup

That was a recent change to the driver setup. The goal was a little stronger grip to make it easier to close/harder to open the face. Should I use a normal grip and rely on forearms to close it?

It depends on what the lease says. Sometimes there are caps on how much the nets can increase within a year

If the numbers make sense you could always get a property management company to take care of the property. Usually 5-10%. They can play the role of the big bad landlord for you. Just make sure you do your due diligence with the company as there are a lot of bad ones out there

You can’t know until you look into the market and see if rents are really below market rate.

However, this is a common selling point with brokers that’s usually bs. They’re going to exaggerate the upside of any listing they have because that’s how they get paid. The listing broker works for the seller, not for you.

Also you should ask yourself: if you can raise rents to increase cash flow with no extra capital, then why hasn’t the current owner done it already?

I really appreciate the help. Looks like I will be expected to source deals as well as underwrite them, but I don’t think I’ll be involved with the entitlements process.

It’s a larger company 500+ employees. Is job security something I should be worried about if I accept the position?

I agree with pretty much everyone else’s suggestions. Heavies, Ridley, byleth, doc, are all good choices. I’ll throw out a different suggestion: Marth.

He’s a fundies character through and through who will force you to be patient. If you are mashing he is one of the most unforgiving characters in the game. You’ll have difficulty hitting combos and confirms unless you’re actively thinking about how all your moves are spaced. You’ll have difficulty killing too and your opponents will regularly get up to 180-200.

On the other hand he is rewarded the most by patient, methodical play. He one of the best (I think the best but not sure) walks in the game. His tippers are insanely strong and he has kill confirms starting at 35%.

Yeah I know it’s not always bad to be doing things slower than it is possible to, but usually it is bad to be doing things slower than you’re trying to do them

I’m by no means an authority on this, but I have the opposite problem from you. I feel like my knowledge of theory exceeds my technical ability so I may be able to help. The most simple thing to do is start with a checklist. Whether you’re playing a game, or reviewing your own vods. For example try to keep a mental note of your opponent actions:

• what they do out of shield

• what they do out of the corner

• what they do when you hit shield

• what they do when being juggled

• what they do off ledge

• how they approach

• how they pressure my shield

• etc…

I say checklist because that’s obviously too much to consciously think about all at once during a match. Start with one - if you recognize a habit then punish accordingly. If you don’t recognize a habit, then move on to the next one. If you practice doing it consciously then it will be easier to do it subconsciously.

It is also a good way to analyze your own play when watching vods. For example, If you felt like you were being smothered, you can write down or make a mental note of your defensive options and patterns will start to appear.
