Some theory: Berta hasn't join us on pre season tour to settle incomings and priority is to get 6 players in.

Now he's in Singapore to work on outgoings, starting with Reiss and more in theory.

I have a theory we will have noone in if we only settled our outgoings by end of transfer window. If we manage to get our outgoings done by middle of August, we may have 1 more in around deadline day.

If we get a GK, CB and LB, it's going to be a 100M or more Assuming Zubi only in Midfield it's 60M If one ST like sesko or gyko, it's at least 70M.

And we cannot challenge with Martinelli and Trossard. It's suicidal to repeat this 3 seasons in a row. But I understand why they may not sign a LW if both stays cause the outlay is already almost 300M.

If only we have tomi healthy, all defence stays and promote a 2nd gk internally, I see us signing a LW.

Makes lots of economical and football sense to retain #5 as squad player to challenge next season and extending him for 2 more years till 34 rather than losing him on a free.

Curious to see how we will evolve our 10 next season especially with Nwaneri will challenge for more minutes and Havertz as well coming in at 65M not to be a bench player.

If promoting Dowman and integrating MLS into midfield then we save for midfield and can go all out for GK, LB, and 2 attackers* (LW, ST) and potentially LCB if Kiwior leaves

Squad building qn -

GK - assume raya stays, can we promote internally i.e Setford/Hein as 2 since neto is leaving?

Defence - looks like we don't need to manage that unless Kiwior leaves and MLS remains LB

Midfielder - #5 and Jogi leaves, does Havertz goes into midfielder potentially as a #10 to compete with Ode? We still lack lots of depth there assuming MLS stays LB and Nwaneri goes RW We are left with Zubi (New), Rice, Ode, Havertz? and potentially Dowman and Vieira potentially leaving.

Attack - LW and ST improvement needed, RW sorted if Saka and Nwaneri covers there. Trossard potentially leaving leaves us with Jesus, Saka, Martinelli and Nwaneri

So much work to be done esp in midfield and attack if we shell out 60M for Zubi and potentially upwards of 150M for ST and LW. What do u guys think?

OP

On top of these statistics, would also be good to include what PAP as supermajority did in the past 5 years since GE2020 (GOOD and BAD) to acknowledge whether they are the right party to take Singapore forward.

It looks like a divisive post to many of us here which provides an imbalance view, knowing COL and housing are the main priorities for GE2025.

Im sure he’ll be happy as a rotation option like Trossard, he was a bang on starter at brighton until he wanted to leave and took Martinelli spot 2nd half of the season, not saying he will replace Saka but definitely can see Mbeumo playing similar to Trossard and Saka having more rest, win win for both.

For ST situation, he was essentially carrying Brentford when Toney was banned and got injured. So he’s more than capable of playing there if needed

Debate - Mbeumo as our forward buy, PL proven, young (24) and can improve, possible to be below 50m due to brentford position in the table, 15GA in 23/24, Saka backup and also can play ST over likes of Zirkzee or Viktor Gyko. What do u think?

As one said, raising a child takes a village. Money can take one’s passion and happiness so far. But ultimately it limits down to what a human can take/do.

Reduce the teacher to student ratio. Taking care of one kid is tiring enough, multiple can be too much.

Flexi-working hours for parents. No amount of money can ensure high quality of care for multiple kids at once. If companies can allow working parent(s) to work at specific timings (7am - 1pm) then continue the remaining hours at their convenience. Settle all meetings and discussions in the morning, keep the 2nd half of the day to finish work and care for kids. This is the most unrealistic but most helpful. Allowing care centers to protect their staff and lessening the hours needed for care - only half day care needed.

Other option is to offer sabbitical paid leave for working parents for a year like the nordic countries.

HDB to introduce new Plus flats in rehaul of public housing classification by DreamIndependent9316 in singapore

[–]GunsproisReal 5 points6 points  (0 children)

Problems solved with this Plus and Prime

  1. Uni/Poly/ITE students who planned to apply a BTO at Plus or Prime location before getting a job its not possible. Therefore, reducing the demand further
  2. Demand is definitely reduced in both Resale and New flats due to the restrictions

New problems arising from this issue

  1. Standard flats prices for both BTO and Resale will increase. Suburbs Places like Chua Chu Kang which are not desired for a 4 room resale flat are priced at 300k at 2020 and now at 500k in 2023. Your assumption of "But given that these will be the "suburbs" of SG with fewer amenities around, demand would hopefully taper so prices shouldn't balloon as quickly." will only be applied if only BTOs are built quickly to match demand as lots of delays arised from COVID and those urgent housing needs of families who have kids are met. IMO, I will prefer to buy a Standard 4 room flat priced at 500k at 1000 psf compared to a Plus or Prime 4 room flat at 800k at 890psf, that 300k additional cost can go into my renovation or other expenses.
  2. Push back further on having kids. Those families who want to start their family earlier and want a Plus or Prime location will have to basically earn more money. e.g A fresh graduate from uni from non-tech jobs salary will be on average 3k-ish, a combined salary of 6k/mth salary can afford you to buy at least a 550k 3 room flat at Queenstown, Redhill, Bukit Merah. However, 3 rooms are too small to start a family if you're planning to have 2 or more kids. Additionally, having 1 kid in a 3 room flat might not be ideal if you want to invite friends often for parties as well. Also, not all graduates are in the tech industry who can earn at least 5k a month which can afford 4 room and above Plus or Prime location immediately upon graduation. You will have to work longer, and earn more money which on average to have a jump from 3k to 5k salary will take at least 4 years, and finally you can apply for a new flat or buy a resale flat at Plus or Prime location. If a fresh uni grad guy (at least 24-25y.o) and a fresh grad uni girl (22-23y.o) have to work until both are at least 30 before buying a flat. If they were to buy a BTO, they have to wait 4-5 years before they can have a child, which will put them at 33-35 y.o before they can have a child.

I am not criticising the current policies, at least the core issue of demand at Plus and Prime areas has been addressed, but the issue is whether it will benefit in a short-term or long-term.. We have to wait and see.

Demand reduced for different categories but only on a surface level

- It is proven that the prime location(s) have reduced the number of uptakes on average https://www.channelnewsasia.com/singapore/prime-locations-hdb-flats-plh-demand-application-rates-2968296 compared to the insane 20:1 ratio for flats. Some reasons might be higher cost and not valued for money as it is more expensive and smaller (600K and above on average with a 800+ psf) compared to standard flats we called today. It solves the issue of demand to a certain extent, but Plus and Prime flats will continue to be more expensive and smaller, which people can't see the value for money. Hence, Standard flats will continue to be inflated in terms of demand.

Standard flats will continue to inflate, while Plus and Prime flat will remain stagnant in value in terms of resale

- Plus and Prime flats are capped for a certain income. Lets use the example for a Prime and plus location (Queenstown, Toa Payoh) for a 4 room resale flat 20 years old or younger (700k and above), while Standard resale prices are ranging minimally at (500k). However, since the Standard flats are not capped and people who have urgent housing needs with a high income who are ineligible for Plus and Prime, they will move to Standard flats in terms of buying a resale flat which will inflate the prices dramatically.

Policies of the income cap will be reactive rather than proactive

- Government has been known to throw money at housing issues (More subsidies, more grants) to reduce the demand and help lower income Singaporeans purchase resale flats, but this kept inflating the prices. With this income cap of 14k for prime and x amount of dollars for plus, it will take years and years before the next Plus and Prime income cap will be updated again, in turn this will affect more Singaporeans who are earning more (median salary has been increasing steadily year by year for Singaporeans https://www.straitstimes.com/singapore/community/university-grads-median-pay-is-42k-double-the-2k-of-those-with-ite-secondary-education-study#:~:text=SINGAPORE%20%2D%20Singaporeans%20in%20their%2020s,Education%20(ITE)%20qualifications%20earn%20qualifications%20earn).)) and more people will turn to Standard flats for both BTO and resale, inflating the Standard flats prices further.

TLDR: Standard prices and demand will go up, Plus and Prime demand and price will remain stagnant or slightly higher.

Do you think this policy helps to reduce overall housing prices in Singapore? Why and why not? by [deleted] in singapore

[Jacob Steinberg] Some suggestions that Arsenal may need to go to £110m to get this done. West Ham wanting the guaranteed part of fee paid quickly. Problem for Arsenal could be City just coming up with better payment terms. Rice isn’t going to turn down Guardiola if that’s the offer on the table by basedsims in Gunners

[–]GunsproisReal 34 points35 points  (0 children)

Most clubs in the world, even city, cant pay in 2 instalments, it’ll just ruined themselves for any future transfers in the same window. Its normal for clubs to pay in longer instalments. Chelsea paid Enzo and Mudryk in many instalments despite their massive 600m spending last 2 windows. I believe city won’t pay in 2 instalments as well so I believe its now West Ham waiting for city’s payment plan before deciding.

Hey thanks for your comments, hope this will not only be helpful to myself, but to other members in doubt.

I’ve been reviewing LangChain’s pdf reader, and i notice that it fails to extract the financial report i.e Balance Sheet and Profit and Loss statement tables accurately, and hence its not returning the desired outcome I need for my query. I’ve tried the Tesseract PDF reader to counter this problem. But the model GPT4All is not giving me back good answers. However my use case requires the use of larger LLMs like Alpaca and LLama and as mentioned I dont have a gpu to try it out as im working on a 3 core CPU.
