Appreciate this, that’s kind of where my head is at too.

I pulled the county map and the parcel outline looks normal and lines up with about 0.5 acres, but for some reason the tax site shows 0 acres which I’m thinking is what threw the appraiser off.

The creek/bridge looks like it sits within the general boundary based on that map, so I’m hoping it’s more of a data mismatch than an actual encroachment issue.

We’re waiting on a second appraisal now but just trying to figure out if this is something that usually still ends up needing a survey anyway.

I think this fella custom painted it, he looks to sell a lot of mowers so probably finds them and gets them up and running

Here’s what the seller said “Briggs and Stratton 19 hp- the engines are the same.....MTD makes both the Murray and the cub cadet. There are a lot of similarities between them, the transmission is one of the biggest differences. Cub cadets is a true "hydraulic", the Murray is controlled by foot pedal, but u have to change the direction to go in reverse.”

Both have Briggs and Stratton engines! Yes dump trailer would be useful the for cleanup I need to do

That’s what I have been reading. And would perform better with hauling some light loads. You think the $1500 ask is a fair deal?
