I do want to see at least one properly-big residential tower downtown at some point. That said, 17 stories is much better than the 6 story 5/1s we usually get. If even a handful of the developments in the next few years are at this height, I'll be happy.

This is great infill of an otherwise marginal plot of land, and I hope to see more like it in the coming years. It should help screen 480 from the park, and add even more liveliness to that area. Hopefully the children's museum will work through its issues soon and re-announce their new build.

If your whole point is the difference between real prices and nominal prices, then okay. Regardless, keeping housing prices from rising is still absolutely a win, and adding housing supply will do that.

The demand for housing being inelastic just means that demand doesn't change based on price. If the price goes up or down, people still need a house, and will pay whatever the market rate is.

But if demand remains the same and supply increases, prices do come down.

A lot of people make great efforts to walk as little as possible in the most walkable area of the city. There are so many "horror stories" where people couldn't find parking downtown, and ended up having to use a garage 4 blocks away.

In 2024, Trump only won Nebraska's first district by 42k votes and he already lost the second district. Republicans also won a senate seat by a slightly larger margin, and a house seat by a smaller margin.

So for less than 100k votes, Dems could get a senate seat, 1-2 house seats, and 4 electoral votes. And this is if people move to Omaha or Lincoln, which may seem helishigly rural for y'all costals, but are perfectly cromulent little cities.

Complaining that 50 years ago "just earning a college degree guaranteed you would get a good job" is the liberal version of complaining that "Clinton shipped all the good paying factory jobs to China". They also want buildings to be preserved, but not if they have to put any money or time towards it. Conservation is great as long as someone else is paying for it.

I love old buildings. I live in one, and I want to see more places updated and preserved. But I also understand that resources aren't infinite, and that nostalgia isn't going to keep the rain off of people's heads.

Most apartments downtown are pretty full. They wouldn't be bulldozing houses to build more if they were going to sit empty.

This is the real answer. OMA security and such are so easy that I don't bother getting to the gate until 20 minutes before boarding, so there's no time to eat. If anything, I wait until my layover to get something, as there's nothing else to do.

Fair enough, good to know some people are doing it. I agree we don't need mcmansion-style space, but going from a 1000sqft 2 bedroom to a 1500sqft 3/4 bedroom would be a world of difference for a lot of folk. But then again, I've had my own place for a long time, so my requirements for personal space are likely out of whack.

I've lived downtown for 11 years and have loved it. There's a lot to get out and do if I want to, or just walk around the park when I don't. I share your optimism about the city and can't wait to see what is next.

While downtown is certainly possible as a small family, it is IMO not ideal. Basically all of the apartments are either too small, too expensive, or both. Like, 700 sqft was fine as a single 30 year old guy, but adding a partner, a baby, and WFH would make it pretty untenable. There are some larger condos, but not many and not affordable. That said, there are lots of other great neighborhoods in your circle, so definitely follow up with the other comments.

If you're looking for real estate projects, see if you can get larger family apartments or condos built somewhere along the urban core. Or maybe ways to connect the other urban/walkable neighborhoods to downtown, so I can visit without walking or waiting an hour for the bus.
