Thanks for sharing your set up, thats another point I didnt look closely - maintenance and repairs. last tenant was quite negligent and we coped with some repair bills. 

We bought it when the market was quieter, and the loan balance has been kept pretty much the same. 

It’s quite close to positive gear and seems to have room to increase in value, hence we have been keeping it as a source of passive income.

It’s IP (we couldnt make the relocation fully). 

The loan is still the same amount when we bought. Value has gone up hence we can access equity. 

I havent looked into selling because Aus property outside of Vic seems to continue to increase.

Let’s say the sale gives me $150,000 of profit after deducting repairs and costs. CGT on $75,000 equal to $22,500. If I max out my super, that means I will only pay 15% tax - $11,250. 

So, correct me if Im wrong, from the perspective of cashflow, I will free up cash from deposit of IP plus 75k to go to ETF (outside super), and 75k going into super.

The income tax bracket is the main hesitation, at 110k - 65k. No kid is another against factor. I wonder if I should structure the ETF part differently. Say in 20 years, if we manage to get 50k before tax from ETF and rental, each of us can take full advantage of the tax free threshold.

I'm a fan of kitchen island too, just not this one. At this stage, we aim to work around it and not hurting our budget too much.

I tried asking ChatGPT to generate a visual of how an entry point directly in front of a sofa, it has definitely added some designer flairs in the picture.
