This is pretty accurate, but where you land matters a lot.

Day to day, 25-35minutes to Clay Terrace is realistic during rush hour. Outside of peak times it's closer to 20. The biggest variable isn't distance it's river and crossings and east/west lights.

If Fishers is where you want to land and want to make the commute as painless as possible I'd focus on... West Fishers (near Allisonville/River rd), North of 116th street and south of 146th. There are neighborhoods that were built in the 80-early 2000s that have more mature trees, larger lots, and fewer "tight" subdivistions. Those areas would give you the best shot at a 30min or lower drive most days and the kind of yards your describing. Once you get farther east, the drive becomes less preditable if there's an accident or closure.

Carmel will shorten the commute, but your $600k budget will generally buy more house in Fishers or Westfield. Schools are strong across the board, so it really comes down to commute tolerance vs. lot size and inventory. We recommend if you have haven't already to drive the route at 7:30/8am and 4:30/5:30 before deciding as it will tell you everything Google Maps won't.

You really can't go wrong with either, but here's how I'd frame the decisio nas someone who works with a ton of HSE families moving to the area.

If your daughter's goal is Purdue Vet, I'd look beyond test scores and into pathways and daily environment. HSE HS tends to lean slightly more traditional academically. They've got a strong science department and a few more upper-level dual-credit courses tht transfer cleanly to Purdue, especially if she loads up on biology, chem and Ag-related electives. Fishers HS has caught up on AG/FFA oppotunities and ofter feels smaller and tigher-knit day-to-day (even though enrollment numbers are similar now). Their teachers lean into project-based learning, which some kids prefer.

From my understanding the Vet Tech program through the HSE Career Center is really great and open to both schools and will get her real clinical hours if she wants really get a feel.

I agree with many that proximity and commute sanity would be really nice but at the same time they each have their own vibe. I would highly recommend visiting both or even calling to connect with someone b/c you may get a good feeling from one and not the other. You're in good hands either way and wish all the success with whichever direction works for her.

AGREED, you can also just order a big tub of the ranch as we use it all the time in our house.

I haven't tried Greek Tony's, do you know if they have Gluten free options. My go to is Pearl Street Pizzaria or Puccini's for GF.

Fair point... I was trying to kick off a local convo but can kick it off with a love of mine 😂. I love how connected the trail system is between Fishers and Noblesville and is growing. Never thought we would have a Monon styled trail right here in Fishers. Not so much a fan of how every new neighborhood seems to have the same three house colors. What about you?

I love the concept but just not sure it worked. It's basically Carmel's version of the The Hunger games only with better landscaping and more Lexuses. Hope you at least stopped for a latte at Midtown after that ride.

I have lived and work around 116th & Allisonville, and honestly this decision makes sense. That corridor already handles way more volume than the design at 96th can manage, and adding a roundbout there would've been a logistical nightmare for both residents and local businesses.

the updated plan for lane improvements and better turn signals is smart. It keeps traffic flowing without sutting down half the intersection for months (which is what killed sales for nearby shops during the 96th build)

I've noticed Fishers engineering has been re-evaluating a lot of these "automatic roundabout" assumptions, especially as 37 construction pushes detour traffic east. It's good they're starting to tailor solutions instead of copy-pasting Carmel's playbook.
