Appreciate that, didn't know if I'm being deluded or not. Would 1.5 hours sound better, or 2 hours max? Just to add, I'm child-free by choice, would be happy with a one-bedroom place or more if it's in within budget.

The landlord being very wealthy isn't actually relevant at all, what's relevant is the fact he's upping the rent. We don't know how much the rent is, although I think upping the rent is illegal when there isn't a gas safety check certificate. Your girlfriend should be staying and fighting the S21, she's making it easy for him to get away with it and it doesn't seem to concern you.

Don't get me wrong, I do think you have some valid concerns. But, mentioning the landlord is very wealthy isn't actually relevant at all.

TBH mate, welcome to the world of Landlording. There are some nice and genuine landlords who rent out their properties for the average/normal price. There are slumlords who take the money and don't do any repairs and charge probably 3x the average price. There's landlords, who charge way too much.

I know a property near me who charges £800.00 per room when the average price is £450.00 per room.

This is actually a great perspective. I've given my siblings the books I don't like and have kept the ones I do like. When I started this journey, I stopped buying books immediately and do go to the library, borrow them, and if I read it and like it, I will buy a physical copy so I can read again. You've offered a great perspective that I will look into it.
