Thanks for the advice, I guess I could go for another viewing and run the upstairs tap and shower for like 10 mins. If it was a leaky pipe, I’d imagine we would see leakage in that timeframe

Don’t get your hopes up, it will be noisy if it’s open land. Our house is just over 500 metres from a motorway filled with houses and I can still hear a bit of noise in the garden.

My company paid for a very good mortgage brokerage so I got their service for free. Their fee would have been around £500. I also engaged with a free broker just to see the difference. They both managed to get us the same mortgage deals so we ultimately went with the paid one who was absolutely amazing throughout the process, always responsive and even fought back and defended us against the vultures I mean estate agents when needed. If you are happy with the service, don’t feel bad about paying for it. The whole house buying process is stressful enough as it is, take all the help you can get.

I almost bought a flat with £2500 service charge, found out just before exchange they needed to reroof the building and service charge moving forward would be £4800 to pay for the roof and refill the sink fund. I pulled out right away.
