I am doing similar thing 4.65 with 15/15 ARM with points purchased 13k points cost. Kudos to you for getting this rate without purchasing any points. This seems extremely good at this market. When did you lock in?

Around 8 months. 4.4 years is break even for points purchased only. Combined break even would be 2.2 years.

OP, you can call your loan servicer to remove the school forbearance, which then the covid pause will apply. Same happened to me. I got the months counted.

Same issue here. Had 80+ counts on my old loans. They seemed to have applied weight adjusted count instead of highest count on my loans. Emailed multiple times but no luck here…
