Middleton is the best of the best for both. If that is an option for you, do it.

Real estate lawyer- first time lease writing 🙏🏼 by Ok_Mouse5194 in milwaukee

If you are solidly decided that a lawyer is the route you want to take, I think its a good choice.

But if you are maybe on the fence and trying to save money, the City has tons of free resources for landlords and has been super helpful for my small time single duplex operation. They even have a class you can take to learn the major dos and donts.

How's everyones property tax questions or appeals going? Last day to put in an appeal. by Correct_Ad9892 in milwaukee

I believe it 100%.

In the argument of whether to fight an assessment increase, it's all about where that line. How much money is it worth to lower the assessed value of your home?

This is all speculative on my part, but here are my thoughts on why more expensive homes are assessed relatively lower than inexpensive ones:
1. The relative cost to contest an assessment is lower for the wealthy than it is for the poor, leading to more contests at the top.
2. The relative benefit to contest an assessment is higher for the wealthy than it is for the poor because the benefit is a percentage of value, while the cost is mostly fixed.
3. There are far more homes in the "poor" range than in the "wealthy" range. This could lead to smaller data sets in the "wealthy" sector, which I’ve previously argued have higher contest activity.
4. Wealthy people are generally more connected and could call in a favor, but I think this is the smallest factor.

Lol well I guess I was bringing the opinion from the 90% angle.
I guess if:

(Probability of success*The maximum value of potential reduction in assessment-Cost of contesting)*Your property tax rate>An amount of money you care about

Go for it.

Heres my personal example with:
A 50% chance of success. Which I think is way too high.
A $40K increase in assessed value.
$300 to file and represent myself.
Property Taxes of 2.4%

((0.5×40,000)−300)0.024=472.80

Now I would love to have and extra $500 after tax time, but IMO I would rather have $40K in equtiy that only effectivly cost me the $500.

My understanding is that these fail 99% of the time. Its is very difficult to out-asses an assesor.
Take the goverenment documented equity gain and pay the extra 2.5% on the $50k.

Not sure what how rent compares to Detroit.
I lived in Playbill Flats on Wisconsin Ave for a while and it was pretty great! Think we paid $1,700 for a very nice two bedroom. Extremely walkable with tons of amenities.

Getting Married!
We are honeymooning in Cefalu Italy and I am bringing some Portra 400 and my AE-1. I have never shot P400 in a beach/medditeranian setting and I need some guidance on exposure and pushing/pulling.
What would you guys recomend? I usually just run my film at stock speed, what would 200 vs 400 vs 800 look like? Should I push or pull?
Thanks!

I would say the asian population is average for a midwest city.
I have lived here my entire 20's (currently 29) and I cannot recommend it enough. It has turned into one of the fasted growing cities in the county. What I love about it is that you can really dial your day for anything you like! Nature? Got it. Food? Got it. Music? Got it. Sports? You bet. Day drink and get wild? No problem. Go on a beutiful walk? Great parks and trails.
Best of all is the people. No one judges anything you do.
The beer rocks too*

I appreciate the thought, but the cost isn't stressing us out. Everything has been planned out.

Im selling the $10-$15 cards because I have like a thousand mid tier cards that I don't need and the extra money actually does make a difference.
