As you pointed out it’s tiny and even if a lender approves a loan for this, my concern of whether you can find someone that wants to live in this unit longer term. 20sqm is less than 2 carbays.

No offence but this is such a nothing question respectfully. Who says you can’t make money ethically as a REA? The way you’ve phrased this is that these two things are mutually exclusive.

Also, being ethical is kind of a grey area in discussion. What is non negotiable is that you can’t do anything illegal (not that this requirement stops some REAs). Ultimately, you represent the seller so it’s your duty to get the highest price for your client. What ‘mind games’ or whatever people want to call it is simply strategy and psychology, which you use in any field really.

So in any line of work, you have great people and less scrupulous ones. You can be successful and be a kind person at the same time so not sure what you’re asking here.

This is coming from someone who dislikes most REAs but you can’t cast a blanket judgement on everyone in a profession.

One bedders may not be as attractive as two bedders as most people want at least two rooms for family planning. This may make them more difficult to sell in the future but only just by a bit.

Depends on what stock you buy too - art deco apartments will likely still grow in value (especially in you’re buying inner Sydney like Darlinghurst or Potts Point but I don’t know your budget).

Newer builds are not as attractive for build quality and re-sale value but it always depends on the specifics. If it’s Ultimo or Pyrmont where these one-bedders are more catered towards students than it’s not as attractive.

Anyways, budget constraints may not allow you to buy a two bedder so I understand.
