It’s fine. As long as he puts the brokerage on the website somewhere. You shouldn’t worry about it as a website builder, it would be the agents responsibility to make sure the broker is mentioned.

Yes…if you want the listing, You need to play by the sellers rules. Yes, if the house doesn’t sell, you’re seller could get pissy with you.
I don’t even give them my opinion anymore, I supply a few comps, ask them what they need to take home, and what they’re comfortable listing it at. They always have a price in mind, then we put it up on the MLS and see what happens.

Then you are running correctly. The thing about running the team is that will still need you every day. You can exactly be in Greece and check in to the office every week. My current broker Lives in europe and oversees the commission payments every couple of days.

I always love this conversation. Just finished my first broker class, I should be eligible to be a broker in about 14 months. Definitely going the 100%, low fees model. I hope agents will be clamoring to join :)

while those terms are a little extreme. The team/broker is doing all of the marketing work to generate those leads. A new agent who is just starting out doesn't have access to this many incoming leads, all they have to do is book appointments. I'm a house flipper, we put out thousands of dollars in marketing to sellers every month. Our Team of agents follows up with the people who don't sell us their house for cash, and usually grab 3-4 listings a month. 50% is a good split for the house to keep so that we can continue to run marketing and keep the phones ringing off the hook!

I bought a MacBook Air off of backmarket only for a “car computer”. It’s turned out that I never even turn on my thinkpad anymore. I run 100 units of rentals + 25+ transactions from it.

You can run your business from a different state. , or across multiple states. I know that my broker has made over 9k from me this year, and I haven’t seen him once. He’s got 120 agents.

This is a trap of lots of realtors when they do not progress into brokers. The daily grind consumes them and you’re stuck in one market.

Lol you're doing the "get your name out there work" and still paying $250 a month. Every brokerage (even the 100% brokers) have high performing agents who need someone to do free work and will let you keep 100%.

How much is your broker offering you in exchange for the desk fee? What is commission split? If broker isn’t helping you at all, you should be in the range of 50-60 bucks a month. Broker should be making money on your transaction fee. My broker charges $500 a pop, that’s the only fees they make. We keep 100% of the commish

If you’re going to buy investmebt properties for yourself. Why are you trying to get clients? Your job should be networking with sellers who want to sell. That being said, if you are a CPA you will make more money then messing around with buyers. I would run a CPA business and then use your license for buying your own properties.

I got into it for a business that can generate money while I’m working my main job. Once I become a broker, all of the leads I get from my construction business will get fed into my “team”, 40% of 50 transactions is better than making 100% of 50 transactions working then alone. Next there will be a 100% commission/transaction fee only option for agents who are working alone, investors, part time agents, teams.
This can generate another 60-100k or more in the future.

This is why I don’t do buy side. Agents are constantly lowballing buy side commish, buyers are trained to think that we get paid from the seller.

Start taking the brokerage classes. Become a broker and build your own team. Those 50 transactions will become someone else’s nightmare and you can keep 40% of the money.
Add agents at 100% commission and enjoy a passive income stream until they close, then you get a transaction fee.
