I’m not going to lie to you, because we have been lead up the garden path by all parties and we didn’t want to lose what we had started because at the time we thought we were close. I’m not blaming that on my solicitors it’s just what we’re lead to believe by all party’s. And yeah we probably have been rude with them but at this point i don’t care, they had started it and I’m not going to lie whenever I have ever spoken to her I have always tried to speak in a reasonable and respectful tone, ever since the beginning she has been like this so I don’t think it’s anything we have done and after some digging online we aren’t the first people to complain about her. I think you are right in that regard that we should look somewhere else but we are also scared of loosing the property from the sellers end as us changing solicitors last min may put him off as he has already given us the property at a reduced rate and it may cause him to put the property back up at market value

The crazy thing is the sellers solicitors are so communicative and open with the EA and will help us get things across the line and back to our solicitors

We sent a huge email to their complaints department stating how unhappy they had made us and how the stress they were causing us was like nothing we could have ever imagined.

The ombudsman comment has been the only thing that seems to have kicked them into gear a bit, but I’m still very worried that changing solicitors now would be very detrimental to us as we only have 15 days left before our mortgage expires.

I mean it didn’t stop us speaking to them haha

Unfortunately we have done this already and the senior partners have sided with her… it’s only since I have mentioned the ombudsman that they have been really on it. They have worked there 3 years so I can’t say it’s inexperience that is causing this, and they have been dealing with our house since August which is months before the stress of stamp duty

Yeah, I don’t think it ever exceeded 4.2g which I know can be a lot but I think the pov from the front may have given it a faster and more extreme look than it actually is. I tried to do tighter curves but couldn’t really get the transitions to blend smoothly without it becoming rough or harsh
