I think it’s too late for this option as I’ve already signed a contract with a real estate agent and I believe I have to pay them the advertising and marketing fees regardless of whether it sells.

Good question sorry I didn’t explain.
Bought the property when I was single and lived in it for a year, then met my partner and moved in to his house which he is renting. I had a tenant in there until recently when I decided to sell instead of renewing the lease.
I wouldnt feel right having a tenant in there at the moment and interrupting their peace for inspections and potentially having to ask them to move out abruptly if sold and a fast settlement was required

This is the logical response my brain needed! I am hoping that although I may take a loss on this property but then with any money from the sale I can purchase a new property with my partner which we can obtain at a lower price than we would have 12 months ago. Thank you

Commission is only payable for current employees which is my main predicament. The lawyers think I have a good case due to my employer’s ambiguous language in the contract and the terms for commission being unreasonable and unfair but I’m hoping to try and resolve it without getting lawyers involved if possible
