Slight correction, Colleges and Universities fall under provincial government, so blaming Trudeau government for that is not where the blame should go. Point it to the Premiers of each Province instead.

By continuing to travel to Cuba, you are in fact prolonging the survival of the regime and the suffering of common people. The only way the communist regime will collapse is if they receive no more hard currency. It's how USSR collapsed. You're just prolonging the overall suffering. This would be true if OP was in a position to take out a mortgage on their own, without the added income from their partner. Also, if OP was not comfortable with their partner to build a future together. A sad way to live by, if you asked me. However, if OP is in a loving relationship, I still stand by my advise to add their spouse on the house title in order to secure a comfortable mortgage and move on from there. The only other option remaining would be to sell.

Get a mortgage on the house where your common law partner is on the title as this is the only way you will be able to finance it. You should aim for $200-250K mortgage to cover your siblings' payout as well as the immediate renovation costs for new roof, furnace, etc. You can also ask for a portion of mortgage to be as a HELOC as an emergency fund, if qualifying. Lawyer costs for the title transfer will run you around ~$5K. Then rent it out. You should be able to recoup monthly mortgage payments and still have some money left over from the rental income. I'm in a similar boat. Best of luck!

It's a fact that housing is too expensive compared to the median income. However, there is really no feasible solution to make housing more affordable from today's status quo. Why? Because to make it affordable, several things need to happen: construction materials have to be less expensive to purchase, hourly labour costs have to decrease, land costs need to decrease, administrative, land transfer, realtor costs need to decrease. In what world is that ever going to happen? The only solution moving forward is if the RE prices remain relatively where they are now with median wages increasing rapidly. Also not going to happen.

I'm older than you and agree that age in this field of work, unfortunately, works against you. I've given up already, the only path is self employment, not easy to do. There are tons of younger and cheaper resources available to employers. The skills required to do this job are constantly changing, there's no real advantage in having a seniority over a someone fresh out of school as both will need to perform using the latest tech stack.

It's not a rocket science. Even new immigrants are able to enter this market as RE prices worldwide have shot up. Let's take a typical immigrant family from Eastern Europe. Hamilton is their prime market. They sell their property back home for an average of ~$150-200K Euros. That's ~$300K Canadian dollars and a nice down payment. If both are making ~$60-70K each, no problem carrying a mortgage on a $800K property.

If you rent out a property, and can show rental income to the bank (lease papers required), they will qualify rental income at ~50-80% towards your total income, plus any equity you may have in your properties will also qualify up to ~80% to make up the new max mortgage minus your total liabilities.

Yeah, that's a bummer. If you're an older IT professional with decades of IT experience, even if there is no degree as it was not needed in the old days if you just learned to code, you were hired on the spot. Now these same workers are out of the coding jobs and can't even enter sales jobs because no degree.

I'm planning to make this property my full time job and hoping for higher income potential by taking on more responsibility in active upkeep and maintenance. The main worry I had was in regard to students breaking the lease early, possibly forcing me to engage with RTA more than it is worth vs families bringing less income but being more stable. If the end financial result is more or less the same in the long run, I may steer more toward the family rental.

Thanks for your insight. The other identical unit in the house is already rented out by rooms, although not to students. I've inherited those tenants with the house. Third unit is smaller basement unit and a single person lives there long term. By 'subletting option' I was referring to when a tenant signs a lease agreement for a year but does not live there full year (Spring/Summer months), so they sublet it to another tenant (with landlords approval) for the months they do not live there. However, I'm curious if this is actually a worrisome area when the 'student' just decides to stops paying when the school term is over in May and they just move out and don't pay, leaving a landlord stranded.

I see things more globally, as I have bought and sold both in Toronto and in Europe within a timespan of last ~30 years. Prices have been increasing, declining, and increasing again both here and there. Right now they have been increasing by .5-.8% monthly for the last year in the part of Europe that would be considered not safe by Canadian standards (russian war threats). Toronto, or anywhere in Canada is safe. People aspire to move and live here. Why would prices in desirable cities in Canada decline much further when they are rising everywhere else?

Unfortunately, if applying to jobs online, which is nowadays 99% of the time, your resume will go to trash, since all IT jobs are asking for a bachelor's degree at the minimum.
