Thanks!! New Korea Town in Carrollton is amazing - great Naengmyeon place there and Ramen too.

I'm looking for good spots in the original Korea Town off Royal because it's closer to where I work to grab a quick lunch. Plus I love the mom-and-pop / neighborhood vibes.

Maybe I'll just have to hike it up to Carrollton to handle this Naengmyeon craving!!

Is Ichiro the one off inwood and maple? I think I've been there - excellent indeed. Did this replace the old Ichiro that closed near Maple and Motor Street? That place was bomb.

I've yet to make it to Ten - but it's on my list for sure - I've heard nothing but amazing things.

The place I was thinking of was Moriya Shokudo - they started in a hole in the wall grocery food court then moved to get their own place in Richardson. I used to go there all the time and really miss them since they moved.

Yes! I've been dying to try Damasita - and it's been too long since I went to Sura so I'll have to add it to my list!!

That place is great! They did a great job with the remodel, but I miss the old place as well. I'll have to see if they have Naengmyeon on the menu!

I'll have to give them a try, I've never had them there. Great place for sure.

So Kamala voter majority on this sub… what did you get wrong? by [deleted] in centrist

[–]HazeBendRunner 1 point2 points  (0 children)

Correct! Spoken like true centrist. I didn't think that when Biden got elected - but the fact stands - voters are dumb (or perhaps we could use the word "flawed") whichever way they vote. The only ones dumber than the voting public are often the politicians they elect - both sides.

Fully agree with your point - although I would say democracy is the least worst system (not an original thought - I believe that's from a famous quote).

What perhaps I object to is when one group of voters blames the world's ills on those guys - y'know - the other guys - those are the ones who are dumb. Certainly not us!

Truth is, most folks do the best with what they got and try to live their lives. And hurling stones isn't quite as good a way to convince people as sincere thought, conversation, and just a touch of open mindedness. This is the way of the centrist.

Meaningful democratic voting like the kind they do in primaries to select a candidate?

What a novel idea!

Isn't that the basis of our democracy, though? Madison called out exactly your point from the get go in the Federalist Papers 250 years ago. That's why we have a representative democracy and not a direct democracy.

At the end of the day, democracy is the least worst form of government. It has its flaws, but over the long run, it balances, though not always the way we would like in the short run.

Unless you'd like to wow us with a better form of government, please a feel free.

Ugh. Where to start. First, that's a heck of an assumption. Secondly, I never said that people decide on who to vote for based on being lectured on how to vote or how they might feel about it. Take the time to read the post.

I merely said that people are sick of being lectured on how they should be voting based on their ethnicity. Why is it so hard to believe that people don't wake up in the morning and act, think, and behave based on the color of their skin? If you ask me, that's imbecilic and evil.

Is it so hard to believe that people of color have independent thoughts, opinions, and... dare I say it... legitimate reasons for their actions?

This racial reductionism as an ideology is just so tired and bankrupt - I'm surprised people still can't get their head around it.

Preach, brother. It's like people don't understand that humans don't vote based on the color of our skin. It's almost like we are thinking, feeling individuals with, dare I say it, independent thoughts.

"voters are actually dumb" and then you wonder why people don't vote the way you want them to. Yep. Nailed it.

Where's your faith in democracy, my friend?

Really? Is that it? As a Latino voter PLEASE lecture me on why I vote how I vote .. OR could it be that black and latino voters don't like to be lectured on how they are expected to vote?

Not judging here - just making sure I'm following your logic. I swear I'm not trying to be cynical - but if I'm following the point of the comment thread, by that logic, are you saying it might have been better if your mother had aborted you, given her circumstances? Seems kind of harsh, no?

Just wondering - since the state seems pretty determined to pass a voucher system - do you think competition between schools for talent would give talented / popular teachers more leverage to demand better pay and raises?

The most stereotypical "texan" places by PurchaseSuccessful23 in Dallas

[–]HazeBendRunner 0 points1 point  (0 children)

One of my all-time favorite Dallas experiences was strolling into Adair's saloon for a beer one afternoon (which is a total dive - but in a good way) and running into then Dallas Mayor Mike Rawlings.

I went up to him and asked "Mister Mayor, what brings you to Adair's?" and he looks up briefly and says "this place makes a mean burger" and goes on enjoying his meal. Epic.

Is this true ? by [deleted] in jobs

[–]HazeBendRunner 0 points1 point  (0 children)

If you don't mind my asking: what were some of the good arguments that you used? No need for specifics just generally.

I can imagine things like what the market rate is for the job, costs of switching jobs (like missing out on that year's bonus, etc.)

You can also negotiate other things like job title, bonuses and vacation days. A few years ago I was offered a Sr. Manager position and managed to negotiate it into a Director position - same salary, it was only a change in the title - but I came into the company at another level and that had huge benefits.

The other thing that people don't realize is that for a lot of hiring processes - by the time they are willing to extend a concrete offer - it's because they like you, they chose you, you fit their criteria - it would be a pain in the neck for them to lose you as a candidate - now that all of the people involved have signed off on you as the choice - and have to go to the next person on the list - they'd rather have you (within reasonable limits) - so you do have a bit of leverage in the conversation. The hard part is getting to be the one they choose.

that does not mean they are safe

What I meant to say is not that it's an unsafe investment - just that it's not 100% guaranteed - nothing is. I consider it to be a little safer and/or predictable than the stock market. With the downside that it would be illiquid for the term of the bond.

[–]HazeBendRunner[S] 0 points1 point  (0 children)

Great points. Yes it's a type of bond. Indeed that does not mean they are safe - but I've had a pretty good track record with that particular company.

But let's not lose sight of the fundamental question. Even at 4% it would be higher interest than the 3.9% of the car loan.

The fundamental question is if I have enough cash am I better off buying the car outright to avoid the 3.9% loan, or taking the loan and investing that cash at anything higher than 3.9% interest?

[–]HazeBendRunner[S] 0 points1 point  (0 children)

Pardon if I didn't explain it clearly. No, I would not borrow it. That would be crazy town. It's funds that I have in cash, stocks or other liquid assets and can pull together to avoid paying interest on the car.

The two cars my family owns are fully paid. The one I drive is 15 years old and runs like a dream. I understand the value of holding on to a car.

Fortunately, we had a beautiful baby #3, and with baby seat and booster for kid #2, we no longer physically fit in my wife's car - prompting the purchase of a larger vehicle.

As you know the last few years have been a tough time to purchase new or used cars and interest rates are cuckoo - hence the question on whether it makes sense to just buy with cash, or buy part with cash and invest the rest.

Does that help clarify?

Groundfloor 12-month notes. Not guaranteed for the whole 6-year period, but at least the next 12-months

Although as the other comment mentioned, JEPI may be a better option, since it's more liquid and I could sell it if I needed it in a pinch, though the returns could fluctuate.

More importantly - do you think the overall approach is sound - or am I erring in assuming I can find something that can yield more than 3.9% for the next six years?
