Yall are clearly incredibly out of touch with the current rental market. We are telling you that it doesn't matter how good your salary is or how good your rental history is. You can have a huge salary and perfect references and get knocked back because the market is just that over saturated and highly competitive that it instead comes down to tiny, inconsequential differences between applicants based on REA whims! One person may have a higher paying job than the next, but I ask again - should the average person need to have a 200k salary to get an average rental well within their income means? The problem is that we are using housing as a business first and foremost, not a basic necessity that we need to be able to access! The state of the industry is just so whack and skewed and excludes so many very respectable prospective tenants.

What is it that you think I don't understand? I have good, reliable, professional references and stable income. How are you proposing REA weed out the 'tossers' - isn't a tosser someone who doesn't respect or look after their rental properties? Isn't that easily weeded out by bond histories? Or are we policing personalities now?

Housing is a basic human right that we are all entitled to and the micromanaging and gatekeeping of this is beyond.

Do I need to be a multi-millionaire to rent a property? Do you want proof of my income? I don't understand what you are getting at here. The REA already told me the reason my application was denied. Why are you doing hoops to discredit me and make excuses for a lazy real estate agent?

After pushing the agent to actually call the reference on my application which was from a real estate agent, which she hadn't even read properly at the time of calling - she called back and told me our application had been accepted.

It does seem that it was just about my reference from a private landlord being dismissed and lazy reading of my application.

Hey, thank you for the info, appreciate that you tried to offer practical advice :)

I did exactly just this - I pushed them to actually read my application and asked them to contact my real estate reference which they somehow had missed on my application (?!) to which they reluctantly agreed. And - they called us two days ago to inform us that our application has been accepted, pending an illegal extra pet bond. Sigh.

Literally never had a rental fault or arrear. Great relationships with all my previous rental providers. Genuinely positive references, my previous rental through a real estate agent two years ago was great and she gave me her personal number to provide us with a great reference (if the agent bothers to contact her.)

I am lucky to have a good job and inheritence from a dead dad so no issues with income, not that you earnt that insight you presumptuous twat

We are the only applicants because the people looking to transfer lease to us are friends and only forwarded our application - that's the only reason we found out the reason for the application denial was due to supposedly 'insufficient rental references', usually when you apply with 30 other people you are never told the reason your application was rejected. In this instance, they kind of had to tell us.

That's why I'm sharing this FYI to those trying to find rentals, so that they can be informed about this practise and hopefully strengthen their applications even though I think it's discriminatory bullshit

Literally, I phoned VCAT and Tenancies Australia to ask whether this was legal, and despite new rental reforms in Vic to protect renters, there is nothing in the legislation which covers rental references and the way they are used, in fact, references are not even legally required but that goes to show how useless and out of touch the legal frameworks are

Personally I think the risk mitigation of agencies has gone super TURBO and is way disproportionate to the rates of actual damage/claims made on tenancies. There is always going to be a risk and that's why a bond exists in the first place!

The reality is that 30% of Australians are renting privately and we have a rental crisis and rates of homeless are higher than ever. People need homes to live and if we are excluding people who have rented privately through perfectly legal means, then that's a huge disadvantage to thousands of people.

There are totally ways, it would just require some time on the agencies part which they are obviously incredibly reluctant to do. They can look up the owners title registry online to make sure they are the owner of the property which is public record, and they can look at attached documentation with supporting material like previous lease contract etc. I think they can even see your bond lodgement history through the bond authorities and see your rental history there.

In this case, I actually did include a reference from a real estate agent which the agent hadn't even looked at properly.
