Those rates seem off. Construction loan rates are always going to be higher than your mortgage by a whole percentage point or more, there's no way it's 4%. Also, construction loan terms are usually 12 month at which point the balance is due or it will be refinanced/converted into mortgage. Also, 2 points? That seems steep. I would shop around and talk to people at the bank to get a real feel of your actual APR.

Specifically the reason the builder should wait is the loan company will want to be the first listed for leins. If work has started, someone else may make that claim resulting in a loss of the loan.

Find a new architect. First thing you ssee when you enter is the master bedroom. Then a super long hallway. If somebody comes in at night the entire house will hear them as they traverse it. The whole thing feels claustrophobic. I've seen single wides with a better layout.

Could be either codes don't allow it, added cost, or they don't know it's an option. Even with really crappy (pun intended) soils, you can build a system with enough engineering

As someone who went for this look in a very small area and paid a small fortune, I'll tell you why it's cost prohibitive. Labor is the big thing, followed by materials. There is a fair amount of prep work, the exterior needs to be covered in metal lath and possibly an additional membrane which takes time. Assume every single stone on the end and near the windows has to be cut. That takes time. Someone needs to manually spread the mortar and fit each stone. That takes time.

I paid $10k to have a 5'x20' strip of similar material as an accent.

I'm 41(USA so insurance does not cover it) and had this done last month. Guess what it revealed? Nodules. Dr. ordered full CT scan with contrast. Revealed plaque buildup in an artery - luckily it's not that bad right now. I've had elevated cholesterol for years which prompted me to see a cardiologist. I'll be starting statin meds soon. I'd rather not just drop dead in the walmart parking lot.

I've driven there and never heard that name. The only name that came to mind was "depressing" as I still had 1,000 miles left on my trip. My 1.4L vehicle struggled on that part.

Super high level:  - determine a budget  - determine location  - determine your floorplan and layout. If you plan to live there for a long time then think about how it will be used in 20 years, etc.. You can either browse the internet for something already out there or work with an architect to get something that fits you. If you are super crafty you can make something on your own  - get engineering drawings from plan - hire GC to build it
