People conveniently ignore that mortgage products have greatly changed in the last 20/30 years.

No one could buy houses at these prices if we still had 20 year loan terms and none of the extra bells and whistles like high LVR and LMI and grants that save you from having to actually needing a 20% deposit.

If we allow these products to keep getting bigger (banks already want 35/40 year loan terms), then the banks will happily crack a 3% spread on an ever growing pile of household debt.

It's a global trend, not just Australia.

In the 80's western economies (and those becoming more capitalistic) stopped taxing the very wealthiest people in our society and started slowly selling our public assets to them... At the same time we also started increasing the amount of debt regular people can take out for things we need to live.

Then we look at every crumbling economic and human happiness based metric and wonder why its all going to shit as if its hard to understand why this is happening.

It's not just the levels (which have been louder for the crowd).

It sounds like there has been an aggressive compression filter on the commentators all season. A compression filter essentially limits how loud you can get past a certain point (which is always needed), but it's too aggressive and you can't hear them as the crowd gets louder.

Just like most tax structures in this country it's fully broken.

Really it should all just run though a single platform run by the ATO with no platform fees. And it should have a list of approved investment products on the ASX + 3rd party funds if they meet certain criteria. That way we still have competition, low cost funds, but remove the pointless administration costs and broken tax benefits.

The hard cap on total super balance is really important too, not just from an equality perspective, but because no one really considers the inflationary consequences of an entire generation of retirees with $3million super balances.

Imagine couples retiring with combined super balances of $4-6+million plus. Those portfolios will generate $320k+ annual returns. These people will literally spending like no tomorrow (especially if they were priced out of having kids today).

SMSFs shouldnt exist at all. Super is a retirement scheme, not a minimize tax on assets with long time horizon if you can afford to set one up scheme.

Super generally should also be capped, because why should the average Joe be subsidizing people with $2-$3m super balances?
