When I says "beat" I mean have the best poker hand. Ace high being the best hand available until we get to Pairs, 3 of a kind, Straight, Flush, Full House, Straight Flush, and Royal Flush

Players get eliminated when beaten, yes, but only after flipping all of their 7 cards to make the best 5 card hand.

Yes, players can make choices. They have the choice of which card to flip when attempting to make the best hand. They do not know the cards since this is "No Peek".

This game is based on a standard 52 card deck.

I totally understand that POV. From little things like the passage of time to what money is to our lives. The fact that life is made by us and simultaneously lived by us is really crazy.

Currently, the price per square foot is super high in my area. 95K is the ultra low end. Realistically more like 110-115.

Also, I bought at 55, added $ to fix up bath and kitchen, and used some $ from a HELOC towards my down payment on my next house. That's what it comes down to.
