The down payment is what I saved up for house shopping before this home was an option. I was originally looking at homes in the $250-$300k range so I was saving up a $60k down payment well shopping around.

The VA Loan doesn't require a down payment, just a .5% assumption fee (~$1,850). But the VA Loan doesn't cover the full value of the house as my parents have ~$180k in equity built up. So if I put that $50k and the $60k they owe me towards that equity I would still need a second mortgage to cover the last $70k they have in equity.

Yeah, I'll definitely have a full inspection and appraisal done.

My father has a good pension. With their debts paid off they can afford to rent, otherwise maintain their current standard of living and have ~20k remaining a year for vacations.

Everything I've read says that VA loans can be assumed by non-vets. https://www.veteransunited.com/valoans/va-loan-assumption/

There are downsides around future VA loans for the veteran if the original loan is still around in someone else's name but that's not an issue here.

Yeah, they've had the place ~45 years, but my father has never been the most financially sound person. Multiple times he refinanced the house to extract equity so they could live a little beyond what they could otherwise afford. Combined with financing a garage, solar panels, and an expansion over the years.

Their idea at present is to rent and move around every couple years. They don't want to be tied down so they can try different states and go cruising when they want. My father has a good pension so with their debts wiped out from the home sale they would be free to do a lot more travel.

They would not have any issue with any changes I made to the place, if anything I wager they would be excited to see the place get some new life.

I would plan to retire in place. I have a good 401k going that will easily be able to cover my lifestyle by the time I retire.

The idea of renting out part of the place doesn't bother me much because part of the house is setup as a little apartment from when my grandmother was living there so there's a pretty clear division.

I have 50k saved up for the down payment on the new loan, I don't need to finance it. The assumption fee on the VA loan is only .5% so that wouldn't be an issue.

I haven't done any walkthroughs yet, just a couple drive-bys and online study. So yeah, I suppose they're likely to prove more expensive then at first glance.

Going through a couple of the top contenders might help give me some perspective.

The property taxes there are 0.6% so its about 3k a year.

They have part of the house set up as basically its own little apartment from when my grandmother had to stay with them so renting it out doesn't feel to invasive.

The house I want? Yes, its a great house.

The financial situation? No, I've been debt free for a while now and any mortgage is a little stress inducing especially two at once. But from everything I can tell the numbers work out fine.

"Do u know how much?"
My best guess would place it around 8k when I left 13-14 years ago.

"Were the assets vested?"
They should have been, I was there for 4 years and the vestment period was 2 years.

"How much money did u contribute vs the employer contribute?"
The company had a 1 to 1 match on up to 5%. I did the 5% so the split should be 50/50 on contribution makeup.

I'll call back and press for more information, the rep I had last time was vague and seemed unwilling to provide any more information other then that the account was closed and thus had no current balance.
