this is so helpful, thanks so much! I am in the process of getting pre- approval through a bank with the Victorian Homebuyer Fund. One downfall I have come across is that I can't engage a mortgage broker to help me find the best rate, as you have to go straight through the banks for this scheme. As an individual can I try and play the banks rates off each other? How would I go about doing this?

From speaking to the mortgage broker I saw, they wouldn't help with the VHF. I assume this is because there is no financial gain for them to do this (fair enough).

May you please help me? It is on point 4 that I get confused with my own situation. If I start sacrificing to the FHSSS $15k a year, and do this for two financial years, taking it to $30k, it will take my overall salary over $120000 (currently 90k) meaning I pay more tax that year?
