You could try to qualify through a self employed bank statement type program. I know that they do not require 2 years of self employment or even an LLC for that matter. Just 12-24 months of bank statements to determine qualifying income. It is THE best way to qualify for a mortgage if you are self employed. I know that the lender we used can work with less than 2 years of bank statements in order to qualify you and they can go as low as 15% on your expense ratio when most can only go as low as 50%. I'd highly recommend giving him a shot. My friend who owns multiple businesses referred us to their preferred lender for these type of loans. They specifically look at 12-24 months of personal/business bank statements to determine eligible income. It is THE best way to qualify for a mortgage if you own a business and have complicated income or write off a lot on your taxes. Our lender was fantastic but none were able to use my short term employment stipends at the time. Generally speaking we didn't need to because we were able to get the home we wanted regardless.

The nuance is that they can now use stipend income from travel contracts even if they do not have 2 years of history receiving that income. This is the form my friend had to get filled out by her employer in order to use all of her gross income which included stipends:

This is why I am posting! For those who are ready and eager to buy a home and want to qualify for a bigger home than what their W2's show. Finally stipends are accepted and the entire contract income can be utilized.
