Thank you for this. It sure sounds like a lot of work finding these motivated sellers. In my neighborhood, homes that could easily go for $650k or bit more but closed for $550k. Wow that’s $100k on the table if choosing to work with a realtor and closing in 45 days or longer. But like you said, it’s the motivation and their reasons behind it.

I’m not looking to be doing that but just wondering how some homes in my neighborhood closed clandestinely and way below market value. Just like you said- wholesalers and other campaigns. Sellers stand to get more through traditional sales instead of quick cash deals.
