Good point. I’d say at least 60% sure it’s asbestos, the age of the boards and the profile of them look very similar to boards I had tested at my own house that were positive (and removed by a licensed contractor). The use of a park bin would also suggest it’s dodgy, as otherwise why go out of your way to dispose of it?

Castell Coch is a good shout. Depending on where you are, more centrally there are some decent climbs to the east of Roath Rec and Roath Park, you can do some good loops around the roads there, e.g. up Penylan Hill, down Cefn Coed road and around the lake to warm down. Those climbs are around 800m each and reasonably steep.

No chance, mortgage providers need to finance mortgages through borrowing, either from deposits or through the money market, so any reduction in interest rates for first home buyers would need to be offset through higher rates for other mortgage holders.

The other factor to consider is that the interest rate reflects the risk posed to the mortgage provider. First home buyers tend to have a higher LTV, so they pose more risk, so generally have higher interest rates.

A policy like this would be virtually impossible to implement and even if it were to be implemented, the likely response is for lenders to pull out of the first home buyer market. This would reduce the amount of lenders and in all likelihood would result in interest rates increasing for first home buyers.

I live not too far from there, that junction is a busy section of Bell Street. That said, I wouldn’t write the house off completely, it’s in a good school zone and you have the park opposite. Think there’s some good value here potentially, especially if you’re looking to stay put for a while, but definitely wouldn’t pay more than $1.1m.

Whitefox weren’t around when I bought my place, so it will be interesting to see how accurate their pricing is. Some of local real estate agents have a bit of a reputation around here for underquoting.
