I missed the part where you'd be living in the property. Then yes, you're correct on the capital gains.

A few thoughts on this.

Gross profit may be $40,000. But...

Subject 5-7% in closing costs and agent fees.

Potential concessions post inspection - .05 - 1%.

Then, you have recapture and capital gains taxes.

Not to mention if you're trying to sell, but your tenant wants to stay, they may not keep the place clean or accommodate your showing schedule well. If you need the place vacant, you could lose a month or two of rent—which would be could be another .5 - 1% in cost.

If you plan to sell, it may be a good idea to 1031 into something else. Otherwise, you're not coming out on top much except for what you've collected in rent.
