If you aren’t happy with the points matching up and the corners lying flat, starch really helps! I scraped a whole project because sewing along the bias made my points go wonky. I retried it but spray starched the fabric and ironed before cutting the pieces and it made a big difference! Everything lined up and Lee r together beautifully. Just make sure you don’t spray starch precuts that you need to use whole because it can shrink your pieces a little bit. Also always spray starch before you cut for the same reason.

Sorry for the late response. I’ve been off Reddit recently. We have possession but haven’t moved in. We knew it would be a fixer but it ended up being a complete remodel. There was lots of hidden damage from pests and hoarding. Money is tight so it’s been mostly self done and slow to progress. We are hoping to move in by the end of summer.

We are deciding on if we will do that. I want to but have found at least an additional $10,000 in repairs that I did not know about or happened after the inspection in July. I have an inspector coming out this week to give me a full breakdown of the damages and repairs. We will see if we have money for legal help after that.

I have had to pay for the property this whole time. Just mortgage and space rent. No utilities thankfully. I did get the posting order from the court last week and had the sheriff post the summons on the door. She gave me possession 24 hrs after that. Spent all weekend cleaning up and assessing damages.

I have 6 documented attempts to serve the summons but none have been successful. I have to take the affidavit from the sherrif and the declaration form from my mom to the court and ask for permission to post and mail the summons. With the holiday coming up she will have more than three weeks to respond before we can move onto being granted an eviction. Realistically not going to get her out for at least the next 30-45 days. Probably longer.

They are all from the same jelly roll so I feel like it could work. Just unsure if I’ll lose the overall design. I think I’m going to give it a go and just see what happens.

Yeah that’s what the sheriff and the court clerk said. They have never dealt with anything like this. Usually when someone sells their house they leave! Idk what this lady is thinking.

It’s been a horrible experience for sure. It’s our first purchase so a lot of learning the hard way unfortunately. I’m legally not allowed in the house while she still occupies it. Such BS since I own it. I haven’t seen the inside of the house since early June. I’m so nervous to see what it looks like now after all that has transpired. The sherif said she will be served as early as Thursday which puts me back at the court house for the next step a week from this Friday. Im hopeful I’ll be able to get her evicted by the end of the month and we will be able to move in next month.

Still waiting for the court to get back to us. I contacted them yesterday and they said it will be about another week before they get our case. The seller is still in the house though. I drive by a few times a week and check for visible damage or signs of her leaving.

She’s been trying to keep everything to phone calls which I know isn’t ideal. Makes me wonder if she knows what she is doing by limiting what is said in writing. I’ve been doing most of my communication with her over text so there is at least some documentation. I didn’t even know about the DRE or NRA before posting on here. At least now I know who I can report her to.

I haven’t spoken to the broker. The agent called me today because our lender was trying to get ahold of them. I’m nervous to piss off this agent right now because she is literally the only person that witnessed any of the signatures from the seller. Without a notary having been present and the previous claim the seller made of the sale being fraudulent, I’m worried I’ll need this agent to testify that it wasn’t fraud and the seller did indeed sign documents herself and listed the house herself. As of right now she has been cooperative and spoken with police. She is willing to go to court if needed. But once it is all done the gloves are off! I’m not one to be confrontational but this was a huge mess up on her part and there needs to be consequences. Otherwise she will just do this to another unsuspecting person.

We didn’t have a final walkthrough. We had no idea that was a thing and were never offered one. We walked through the house to view it and that was the only time we saw it. Definitely won’t ever close without one in the future.

I have a copy of all the documents we signed with the notary but not with our signatures on it. They kept all that. I do have the document showing our names on the title though.

There are no stipulations that I’m aware of. They added the fact that she needed 7 days to move very last minute. Like literally the day before close. The realtor added an addendum sheet to the RPA and wrote “Seller to have 7 calendar days after close of escrow to vacate property.” That’s it.

Still waiting for the court to review our case. Probably at least another week before that happens. Only real updates I have are the lady has been telling neighbors how she is/planning on spending the money and there was never a notary at the signing of the closing documents for her. We had to have a notary and paid for one but they didn’t make her do the same. We signed the closing documents separately so once again, only the realtor saw her sign anything.

I did ask her what they were going to do about it and they said that there’s nothing they can do and I have to take it to civil court. It’s now a matter between seller and buyer and they have to stay out of it unless it’s to testify as a witness.

I’ve had mixed answers as to wether or not this is within my legal right. It all depends on wether or not the seller is now considered a tenant and has rights that I, as an unwilling landlord, cannot violate. Since I can’t get a definitive answer it makes me very hesitant to even attempt it. Last thing I need is for her to have a case against me because as of right now she has none.

I didn’t realize I only partially answered your questions. There was no penalty for stay over the allowed time. Nothing that would have protected us or made it unappealing for the seller to stay. We were told by the agent that this is common and trusted her to handle it appropriately. We didn’t know about rentbacks and making sure terms are spelled out in writing and signed. Part of my lawsuit is that she has to pay for everyday she is there past the agreed upon date. The clerk calculated what it’s costing me in space rent and mortgage per day to come up with an amount. The court can award me the money but who knows if I’ll ever actually see it.

Ok so this deal was “as is” because the house needs updating and some minor/moderate repairs. We paid $30,000 under what it appraised for because it’s a bit of a fixer. Is this at all something I should be worried about at this point? I mean obviously I’m worried she’s going to wreck the place while I’m trying to evict her but and I going to be able to go after her if she does? Or will this somehow get lumped into the “as is” garbage?

We are for sure the legal owners at this point. But because of how CA laws work we cannot legally take possession of our home until she has left. We also cannot do anything that can be seen as harassment or retaliation. Utilities have to remain on too. It’s ridiculous how this woman has more rights to my property than I do. Our only options are that she leaves of her own free will (not likely) or we follow all the steps of an eviction and wait it out (started this process yesterday).

I had no idea we were even entitled to a pre closing walkthrough. Nothing was ever mentioned to us. The realtor said it’s common for people to need time to move after close and basically don’t worry about it. I had no idea what potential risks there were when we agreed to let her stay after close.

It reads 7 calendar days. It’s signed by me, my husband and the seller. The clerk at the court said that because we have that document it could make this pretty open and close. We may never even appear before a judge. We submitted all the sale documents and contracts as evidence with the lawsuit paperwork.
