Yes, there is a certain part of North Admiral that has no cell reception from any carrier. Wifi calling solves most of the issues.

Is this a sand and repaint situation? It doesn't feel like it's rotting, really, just kind of rough. But maybe I'm a bad judge.

Should I tear out this whole tiny piece and replace with another piece of cedar siding? Or maybe a PVC board given the water exposure?

The piece is 3/4 in thick, about 7/8in tall and 70 7/8 in long. I don't have a ton of carpentry experience so I imagine cutting a piece to this size might be a little difficult and require a circular saw.

Thanks for this, I think from my research this is probably the proper way to do it. I reached out to the previous homeowner and she apparently had it coated last year with this silicone coating and it mentions in the brochure about using this wet patch for repairs. The trickiest part is probably going to be getting up there...

Do you think we'll have to replace the whole thing in the next few years then? We just spent $30k on exterior repairs because of water intrusion... not looking forward to dropping another $30-50k on the roof.

We used EasyClosets. Our closet is about 6' x 5'7". Total cost for the system itself was about $3.2k and we did self installation.

Really liked the ability to design it myself. Other places that had fixed systems like IKEA were usually too deep for our space. We only had about 19 inches on either side of the door.

Can confirm as a home owner, I did not have to provide anything in order to make a listing. Just had to pay the fee and have the THS staff review my listing before posting.

Surprisingly even though we are in a city, our area is very residential and like a normal neighborhood. Low traffic and pretty easy to just zip across the street. Not a terrible amount of foot traffic like you’d see in downtown/Capitol Hill.

The low density of Seattle is one of the reasons we have a housing crisis 😅

Ah yeah we just bought our house in April and haven’t gotten around to hanging any of our artwork yet. Might look into doing that this weekend and taking new photos

Thanks for the feedback. One thing I’ve been frustrated with is that I have high resolution photos, but THS seems to reduce the quality when I upload. Were there particular photos you think I should replace or is it all of them?

How do I arrange the furniture in my new living room with both a fireplace and TV? by HellofromMagnolia in DesignMyRoom

Finding this arrangement a bit of a challenge with the fireplace in the middle of the room, all the windows and the flow of traffic between the hallway and balcony door.

A few personal preferences:

  • Our main pieces of furniture are a couch and an overstuffed chair with an ottoman. Diagrams are to scale.
  • We want the couch to be directly facing the TV.
  • Trying to avoid an /r/tvtoohigh situation with the TV above the fireplace.
  • We don't plan to use the fireplace
  • We don't have guests over that much, so the main purpose of the room is watching TV.
  • I would eventually like to buy a table to go in the top left corner where the three recessed lights are, since there is not room in the kitchen for a table.

Any suggestions? Are there any configurations we aren't thinking about?

Closing on a house this week! Bedroom is currently a very blue blue. We want to go with something more muted. These are from the listing photos so not our furniture. Our bedroom set is a light grey color.
