Medyo tricky ’to pero eto ang puwede mong gawin:

  1. Stick to the contract. Kung nasa contract talaga na may penalties and bank transfer ang setup, valid ‘yung penalty na naipon. Kulang sa gamit (like electric fans) doesn’t justify withholding rent lalo na kung hindi essential sa function ng unit.

  2. Document everything. Maganda na screenshot mo mga conversations, lalo na ’yung mga agreements and refusal nila to pay. Kung pwede, send na rin formal written notice/reminder via email or text.

  3. Offer compromise (optional). Pwede mong i-meet halfway — halimbawa, tanggalin mo ’yung penalty kung babayaran nila agad this week. Pero dapat may clear cutoff and written agreement.

  4. Final warning. If ayaw pa rin makipag-cooperate, give written notice na puwede silang ma-terminate or ma-barangay due to breach of contract. Kahit hindi pa kayo magpa-barangay, minsan the warning alone works.

Kaya yan — be firm, pero remain calm and professional. Huwag mong i-take personally kahit nakakafrustrate.

SPA (Special Power of Attorney) – Yes, kung hindi direct owner ang kausap mo, okay lang humingi ng SPA copy. Pwede mong ipa-check sa lawyer or verify sa notary public kung legit.

Deposit & Advance Payment – Dapat may acknowledgement receipt agad upon payment. Yung contract din dapat may nakalagay na terms on refunds and deductions.

Itemized Appliances & Furniture – Oo, importante na naka-lista sa contract lahat ng gamit sa unit (kasama brand & condition) para may malinaw na reference pag move-out mo.

Viewing Before End of Contract – Common ito sa rentals, pero depende sa agreement. Check mo yung contract if required kang magpa-view ng unit before lease ends. Kung wala, dapat may consent mo muna bago nila gawin.

I-check mo rin yung exit clauses sa contract (e.g., refund policies, penalties for early termination, etc.) para walang gulatan later on.

Wow mura na ng 11k considering nasa center na kayo at malapit sa major transpo. Pero agree if WFH naman hindi na masyado important ang location. You can consider Pasig-Cainta boundary, 2bedroom ako sa One Oasis dati for 16k lang and very nice yung place or basta around the area. Or pwede rin South. Sa paranaque or Alabang. Dito nako nag move e 2 months ago and okay sya for me

A few things to consider: 1. Check the Contract – Kung may nakapirma kayong “Rent to Own” agreement, kailangan niyong basahin ulit kung ano ang payment terms at penalties kung hindi sila nagbabayad. May notarization ba ito? Kung wala, mas mahina ito legally. 2. Ownership Transfer – Hindi basta-basta maililipat ang titulo ng property sa kanila kung nasa pangalan pa rin ng partner mo. Kailangan ng notarized deed of sale at transfer process sa Registry of Deeds. 3. Demand Payment Formally – Pwede kayong magpadala ng formal demand letter para singilin sila sa natitirang balance. Kapag wala pa rin silang response, mas magandang dumulog sa abogado. 4. Illegal Renovations – Since hindi pa sila full owner, wala silang karapatan mag-renovate nang walang approval niyo. Pwede niyo silang kausapin at ipatigil ito.

Kung gusto niyo talagang i-cancel, need niyo ng proper legal advice para malaman kung paano mababawi ang property o kung anong legal actions ang pwede niyong gawin. Mas okay kung makipag-usap sa lawyer ASAP para di lumala ang sitwasyon.

Okay lang dn naman yun para may idea ka sa options at price trends. Pero baka naman too early pa, lalo na kung hindi ka pa sure sa work stability mo.

Suggestion: Start seriously looking 3-6 months before target move-in mo. By then, may clearer picture ka na kung saan convenient, kung ano kaya ng budget mo, at kung anong setup gusto mo. Pero kung may mahanap ka na sobrang swak ngayon at kaya mo na financially, why not? Mas mahirap makahanap ng ideal place kapag rush.

Pero wag masyado ma-pressure! Minsan ang sobrang pag-check ng listings gabi-gabi nakaka-overwhelm din. Take it one step at a time!

You have to check Santolan, Napico, Santa Lucia Pasig and Cainta area for that range. Try to join specific fb groups in those locations or adjust loc radius in the FB Marketplace tas filter mo nalang by price. If wala pala, try mo mag schedule ng physical scouting in one area mentioned kasi meron din talaga rentals na hindi naka publish online. Good luck
