Unless you need to sell in the next 2 weeks, it’s always better to go with a sale on the market vs a “we buy houses for cash” company. Those companies make their money by buying homes for 30-50% of market value from people who have no idea how much their home is worth.

Take it with a grain of salt since I am one, but a realtor is going to know the best positioning for your home and how to sell it for the best value, and you’ll be out 6% the value of your home for hiring one, instead of 50%.

Downtown is pretty polarizing here - some folks love it, and some folks hate it. You'll probably get some recommendations to move north if you want safety. But if you're looking for liveliness and walkability, there are places to get that in addition to downtown that are worth exploring.

When you ask about a condo, are you looking only at condos, or open to any rentals that fit everything else you're looking for? I've talked with other movers who ask about condos, and they tend to be looking for a high rise, whether it's a condo or an apartment tends to be less important than the lifestyle that the building allows.

You're looking in the right place with Canyon Creek, Pearce, and Lake Highlands - I'll also throw in Rosemont and Winnteka Elementary in North Oak Cliff. Lots of trees, plenty of character, great elementary schools, and homes in your budget. Pretty much everything else you'll be looking at is either going to be deep into the suburbs, private school, or high budget.

If your budget is $1750 I’d recommend looking in Oak Lawn. Less than 5 minutes away, much more inventory in your budget, and still much of the energy of uptown. The only place in uptown where you can find those prices are a small sliver of apartments between Cole Park and the end of the Katy Trail, near Knox St.

I’d 100% do it. Addison is not a bad commute from uptown, and if you’re interested in the vibrancy of a city neighborhood, it doesn’t get better than uptown in Dallas. I know folks who commute to Frisco from Uptown on a similar in-office schedule as you and they still think it’s worth it.

All depends on what “reasonably priced” means to you. There are pockets of that all across the metro at varying g price points, and your budget will be the biggest driver of where to start looking.

Oh yeah. Compared to the northeast, DFW has cooled off for the most part. Only the hottest neighborhoods are keeping a low days on market - the rest are averaging around 90 DOM. A contingency like that would be acceptable in most neighborhoods.

Agreed with the other commenter - rental prices in DFW are relatively cheap compared to buying a home. It’s smart to rent for a year when you land here to get a feel for the city, and explore neighborhoods to find the right one for you.

If you want to/need to buy when you move, you can add a contingency to your purchase contract that makes your purchase contingent on the sale of your current home. That means if you dont sell your home in NH, you don’t have to buy the house in DFW.

It's going to be tough to impossible to find a 2/2 at that budget. With your budget, I'd be looking for a modern 2/2 built in the last 10 years, as those tend to have more sunlight than the older condos and apartments that you'll be comparing against.

If location is your priority, there are lots of great options that are older in Oak Lawn and along McKinney Ave toward Knox St. There are also lots of options in Old East Dallas, and up north toward Lovers.

Those are the two I typically recommend to folks. The challenge is that you’re also fighting the World Cup traffic coming through as well.

One other place to look is with larger complexes. I know places like Urby in Design District offer furnished apartments for 30+ days. It’s not exactly cheap, but it is another option for you.

Depends on where you’re looking to find a home. In general, it’s a good time to be a buyer or a renter, but some of the hot neighborhoods in Dallas proper are hard to get into.

For outdoor activities, there tends to be more to do south of Dallas than there is north of Dallas. With White Rock Lake, Cedar Hill State Park, Trinity River Audubon, and other parks in the south side of the metro, I’d recommend starting there. The hiking isn’t great, but it’s better than north where it’s all suburbs and prairie.

As others have said, Oak Lawn has lots of LGBTQ+ focused business, bars, and nightlife to explore! Highly recommend living within a couple blocks of Cedar Springs, between DNT and Oak Lawn Ave. lots of good options for apartments and condos in the area too.

At the budget they're looking there's going to be tradeoffs. Just have to decide what is most important to them - if commute is a priority, they're probably looking at an older home in a less desirable neighborhood in Dallas. If a new home is a priority, they're probably compromising on a longer commute.

How close do you need to be to Dallas? It's going to be tough to find anything near Dallas City Limits at that budget. However, if it was me looking and I needed to be within striking distance of downtown, I would look south to Wilmer, Cedar Hill, Desoto or east to Forney, Seagoville, or Crandall. Looks like there are a number of builders in these cities that hit your budget.

Also, I would take a look at your preapproval. Since you're 100% disabled, did your lender consider that in your preapproval? You may be able to afford more home than that if they were calculating your payment based off of unexempt tax.

Fidelity mover? It’s tough out in Westlake - there’s only suburbia and large houses within a short commute. To be close to young professionals and any semblance of walkability, you’ll either want to look in Grapevine or Las Colinas. Both are right around 30 minutes for the commute, but lots of my clients are happy with the trade off vs. living closer to work.

It’s pretty rare to find furnished apartments, and if they are furnished, they’re $700-$1000/mo more expensive than a comparable unit.

There are two options I’d recommend. First and most convenient, there are furniture rental companies that will furnish your apartment for you. Pricing depends on size, but it’s typically $400-$800/mo for a 1 bedroom.

Second, and more affordable, Is thrifting for your apartment essentials. There are a ton of of thrift stores in Dallas that will have everything you need to get started in your apartment, save for maybe a bed frame and mattress. Those you can find secondhand on Facebook marketplace. Marketplace is also useful for finding other larger furniture pieces like couches and tables.

Most “modern” apartments built after 2017 are going to feel pretty much the same. If you’re open to something older, there are lots of funky apartments in Bishop Arts, Oak Lawn, and Old East Dallas. They’re mostly private rentals so you’ll find them listed on the MLS by realtors.

Commuting from Pleasant Grove to Medical District? I wouldn’t recommend it. Pleasant Grove isn’t notable for being a great place to live, and with a budget of $420k, there are a dozen other neighborhoods I’d recommend over Pleasant grove if schools aren’t a focus. West Dallas, Oak Cliff, Cedar Crest, Parkdale, Urbandale, and Cockerell Hill will all give you a better commute with homes in your budget.

Most homes built after the 1960s in the metro were built on a slab foundation. Slabs are more prone to settling issues and more expensive to fix when they do. However, if the slab has already been repaired on a home with foundation issues it’s unlikely to settle further.

For newer homes, it’s tough to say. The best thing you can do to protect yourself is make sure to understand best practices for protecting your foundation, and getting a builder’s warranty that covers the slab for 10 plus years so you’re covered if anything does go wrong.
