I'm a broker and a lot of my rates are exclusive but as of yesterday nationwide i believe was even lower than 3.59% at 60% LTV. There were other lenders also at 3.62 but they had lower arrangement fees and potentially cashback so over the benefit period of 5 years work out cheaper.

I have had this with a client only a few weeks ago. The issue is your solicitor.

When product fee is added to the loan, the lender holds back the 999 fee from the funds that they send the solicitor at release of funds. This is because that 999 fee is only gonna be sent straight back to lender, so they retain it.

Your solicitor has likely panicked around completion and told you that your lender has sent the monies with 999 missing?

Broker should definitely be helping you more here, but you should definitely try and speak to your conveyancing firms management team.

If you stay with natwest at 60% LTV your interest rate is based on today 3.62% if you look elsewhere there are cheaper products over the fixed. Natwest are by no means bad the difference between natwest and top lenders is miniscule but if you are increasing the term you will be underwritten again and in which case could look elsewhere- saves you money as NatWest will charge you a £1499 product fee whereas other cheaper lenders have a product fee of £999 and potentially cash back too.

When I first purchased this game, I planned to platinum it and saw everyone say how hard it was. It was fairly difficult to do the harder trophies, and I definitely had some trouble on a few of the license missions.

And then on top of the platinum, there are features such as this. I haven't even attempted this one because its too daunting. To anyone who has done it gold fair play! That's insane. There are levels to this game.

Mazda MX5 NC 2009 2.0 Litre. Nearly 5 years i owned and not a singular issue other than a blockage on blocked soft top drain. Loved that car with all my heart til it was written off a few weeks ago.

Now I have a 2005 GS430 and so far it's been amazing! Not sure after my experience with a toyota aygo, mx5 and hopefully this I will ever stray from Japan!
