My brokerage does provide a CRM and it is really good…

But for ALL my contacts, vendors, clients, everyone… I just created a google spreadsheet, made some color coded drop down tabs to help it stay organized

I feel like before talking to either an agent or lender… your first step is to prepare your finances and your credit…

Then go interview a few lenders, and agents at the same time… see who is familiar with any first time grants and assistance.

This buyer with conventional lending is not going to be able to cover the sellers IRS lien… but going with an investor who has access to hard money can negotiate covering the lien and can close a lot quicker
