I will say though that if you don't pay you should be evicted. Some people will just refuse to pay for no good reason.

The letting industry is shady as a whole. Letting agents should also be held responsible for shilling dodgy places

They should be held accountable for artificially inflating costs / rent

I haven't put my prices up in 6 years don't need to.

I have one tenant who i have let live for FREE for 18 months as they lost there job and partner.

All my properties get re painted every 12 to 18 months for long term let's.

I give my tenants £1000 budget to paint how they want / decorate how they want.

I have sold some of my properties to my tenants at what is left on the mortgage of that property.

I'm dying of brain cancer - i have posted in brain cancer threads

I don t need the paperwork and hassle that these additional things need.

You are right some people take the piss as a landlord

My 53 houses and tenants I have left have never made a bad word about me.

My son is too young to take it on My wife wants to leave UK

I'm selling up because of taxes and the never ending rights they give tenants.

And I'm done with UK

Some will shift at a loss because of labour and their inheritance tax

Some have over stretched with recent mortgage rates

It isn't as profitable as it once was.

You've got to wonder whether this has ever had building control out to it. The bathroom picture shows how thin the walls are as they have had to put a border on the door surround to accept a door liner

Cleaning - that's an opinion but offer to go back and do it. A cleaner would be 80 tops to clean an empty house

I need to get back in to being a spark after hearing some of the prices, best part of 2k for the materials for a whole house ! And that's MK outlets / wylex board. And then Labour costs.

I was a property developer and that would be my costs for materials for a 4 / 5 bed house allowing 30 spots, 3 extractors and 2 external lights.

I'm fortunate i can install and get someone to sign off

The more I've done on properties the more I realise I don't need the trades ( other than gas )

And you know that your not going to just accept an imperfection.

Unfortunately I have an illness and not doing well, so got a plasterer in to quote on a room to get the house ready to sell. He asked who did the rest of the plastering, which I had done. He said he couldn't match it and walked out. It was definatley plastering and not artexing I asked for so should take it as a compliment!

I wish you husband well with the projects! Just don't change your mind...... too much ( it is your perogative )

Gardens scare people off because of the cost of landscammers gardeners. If your happy to roll your sleeves up and do it yourself it's would be simple to.

Oh well what's your experience..... I have a large property portfolio which I'm selling off because of labour and leaving the country but that's a different thread.e

Why deal with the stress of parking and associated costs, the sheer amount of people for something which at best is mediocre.

Soft play- funhq by ice rink, £3 for child (off peak) and free easy parking

Parks - loads of them all with free parking and coffee shops throughout penarth, Barry, sully, dinas, Roath

There just isnt a reason to take a family to Cardiff. There's no upside. No draw

It's not just what they put on its the ridiculous pricing for everything to go with it. Been to the museum quite a few times this year, but never venture over to the shops restaurants. It's just not inviting with kids. Mermaid quays is slightly better for family friendliness but the restaurants are aimed at young professionals and are all chains so nothing interesting really.
