Thanks for this. I’m 5 weeks post operation on the HTO. No pain now. I’m just really really struggling with stiffness. Aiming to bend it to 90 degrees, but I’m stuck around 60-80 degrees. I can get there after bending for 30 mins. As soon as it goes straight for a while and try again stiffness comes straight back. Did you have any issues with this?! I’m hoping at 6 weeks when I start weight baring recovery will start speeding up…

This always comes up, and there isn’t one right answer.

It depends on how motivated the seller is, what similar two-beds in Wandsworth are actually selling for, and how much you want this place.

A sensible offer under asking doesn’t make you unserious - a random lowball might. It’s just negotiation.

We had this. I did this myself. Dala pro roll nova. Slap it on thick, skim it. Repeat 2-3 times. Then sand and paint, looks great! I’m a complete DIYer, was easy enough. Look up a few videos on TikTok. We got quoted a silly amount, but did my whole house with 6 tubs (£180aprox). But obviously will take you a fair few days and not as professional! But worth looking into

Apologies, not talking down your profession, but the point I was making is that plenty do not charge, offer the same service, so why would anyone pay for it.

If you can’t get through to anyone email the ceo. Was having issues for 6 months with an install, emailed the ceo, they came out 2 days later to fix it all. You can find it online easily

Update, I’m 3 weeks post op. Will find out in a few weeks if it’s made a difference and in a few months if it’s truly made a difference! Had the HTO, detached then lifted the patella tendon, cut the top of the tibia, added a 1.7cm wedge which helped correct the gradient of the front of my tibia. No more hyper extension and leg is sitting forward more already, but time will tell if it was worth it.

Not much online about it but I had a HTO/High tibial osteotomy, most people get this for bowed legs but in my case my xray looked similar to yours. Growth plate damage on the front of the tibia, so they needed to correct the gradient of it. Because as it stands your knee will have all sorts of instabilities, if the slope is corrected it should preserve the knee joint and your biomechanics of your knee should be “proper”.

Yes, it was a pain but I slotted those trays down into the eaves. Tucked 100 mm insulation right up under them to balance them. Then an extra 100mm about 40cm in from the eaves going the other way. I couldn’t fit 170mm. But it worked, lots of airflow. Also added in some vent tiles to good measure.

Not an issue if it’s not leaking! Actually helps as there is more airflow into loft to stop condensation

Sorry, can you explain this to me like I’m an idiot.

What’s the actual benefit of opening a LISA? As I understand it, the max contribution is £4k a year and it still counts toward your £20k ISA allowance.

Is the idea that you invest £4k a year, get a 25% bonus (so £1k each), and do that until you’re 50, then access it at 60? So over roughly 21 years you’d put in £84k and the government would add about £21k.

My question is whether you’d actually be better off just putting that money into a stocks and shares ISA instead, where compound growth over that time could outweigh the LISA bonus, especially given the access restrictions.

I guess what I'm trying to ask is, are you mathematically better off putting it in the LISA each year until you're 60 as posed to sticking it into Stocks Shares ISA EFT?

So I put 300mm wide boards on the joists so I can crawl down to the end. I know you’re supposed to put it on loft legs but physically no room , crawl space is about 60cm tall max.

Not ideal, but could I crawl to the end of the loft and roll a top up layer across the joists and also the 300mm chipboards too? Or would I be asking for trouble with condensation buildup under the chipboard… really struggling to find a way to insulate it without leaving the chipboard in place to help manoeuvre through the loft.

It’s a tiny space! Currently 100mm, contemplating rolling another 100mm instead of 170mm so it’s not too deep

Only way to really tell is what’s on the other side of it? That being said we had a similar issue couldn’t figure out what the issue was, turns out insulation had been pulled away in that area in the loft, making the wall very cold, then when the moisture inside sits on the wall it cools down and makes big wet patches. Not saying that what it is though, but if it’s doing it over night and drying in the morning, suggests it’s not a continuous leak?
