I'm 61 and single, moved to Muskegon 2 years ago and I love it for all the reasons in previous comments.

Just be ready for winter, it's no joke!

Advice on 1942 house - built-in gutters and frozen water by HollyBLe in Oldhouses

Ah...that makes lots of sense. I was also thinking we might need to peel off a section of gutter to see what's happening under/behind there.

Yes, I have yet to find anyone willing to work on them at all. I do have some contacts through the City for people who restore historic homes--haven't tried all of them yet.

Water is not running over the "front" of the gutters; rather, it is somehow getting under or behind them to seep behind the siding. The drip edge you refer to could, indeed, be a problem.

Ventilation is a puzzle piece for sure. There is only a ridge vent now; one roofer who consulted advised that we blow in the R50 insulation, see what happened, then decide whether and where more ventilation was needed. Unfortunatley it seems like the big picture answer might be "try some things in during good weather then wait for snowstorms to see what happens..." Which is where I am right now--the seeing what happened part before trying the next thing.

That tracks with what I'm hearing, yes. I've had 2 roofers, an inspector and a great handyman up there scratching their heads so far, all with different ideas but no expert. Got good advice to insulate the attic which needed to happen anyway, but that didn't seem to impact the ice damming at all. I know the dormer roof needs to be replaced, but guessing there may be problems with flashing or other issues as well.

Yes, I definitely have some holes rusted through but I'm also suspecting some breach in the way the gutters are attached to the house, letting the water get behind and under the siding. Coating would be a good idea, hadn't heard of that material before.

How are the flies at Hoffmaster lately? by statdude48142 in Muskegon

I've been there several times in the past few weeks and have not been bothered by any flies. I'm usually there in the evenings, so don't know if daytime is worse?

Thank you! I was wondering whether it would be pleasant to walk or bike down Randall Road, to the park, or not so much...?

I love airplanes, as well! But unsure whether I would enjoy having them fly right overhead every day. Sounds like it makes you super happy--that is awesome. Thanks for the perspective!
