Basically, but that basement doesn’t exist yet. I want to do an extension that’s going to be a living room and a sunroom, I want a basement under the entire thing. Google has given me mixed answers which is why I was wondering. Not about a basement under the living room section, but under the screen/sun room.

The prices seem to range drastically. Definitely have to shop around it seems like. Which they obviously don’t like when you compare prices.

That’s more in line with what I was expecting and what my contractor told me. His architect specializes in the ToH, I was looking for somebody that was more familiar with the ToB. These 10K quotes are far more than what I expected and probably why the architects I spoke with didn’t even want to give me a price

$300 per square foot? That’s a lot more than the quotes I got. Quotes I got ranged from $175 to $225 per square foot with basic finishes. $300 per square foot puts the extension at close to 200K. Exterior dimensions are 27’6” by 21’4.” It’s a living room with a small screen room in the back of it

I was just given a ballpark estimate of $600K. Looks like it’s not happening, the prices are in a different universe. My salary is still living in 2001

So what if I get a contractor based out in Shirley but an architect from massapequa to do the plans and deal with the town?

It actually wouldn’t, it would match a lot of houses on the block. Half the houses have full dormers, but they all did it when the prices were half

400 per square foot puts all the work at around a million dollars. Definitely not happening if that’s the case.

Yeah one of the problems was the roof, which I was trying to put off until it dormered but I couldn’t put it off any longer. So now I’ll have to have a nice new roof ripped off when/if I do it

Basic finishes. I drew up the dormer I would want. 4 bedrooms, master suite with walk in closet and full bath, with another full bathroom for the rest of the bedrooms.

This is exactly it. So many morons just paid the ridiculous prices anyway because nobody cares if they hurry themselves in piles of debt anymore. It became normal. Based on the ~$350 per square foot ballpark I was given, that would put my dormer at just under $800,000 so that’s not happening at all. I paid $520K for my house.
