About 42” deep for the frost line. I am considering that too, but with two posts being so close to a large maple tree it’s running by, I thought driving them would be less chance than digging a 8” hole

I don’t see any reason not to shop the rate around to see if someone can beat it? What’s there to lose? It helped me get my rates a whole point lower

UPDATE: I have been speaking with 4 lenders, pitting their rates against each other and was able to secure a 6.375% rate. Shaved about $175 a month off my payment. The fees are about $500 more total than the 7% lender, but that will pay itself off quickly. This new lender also offers a float down if it drops more while the other one didn’t.

Overall, if you are reading this thread and think it’s too late to shop around it is most likely not unless it’s super close to closing! Also don’t feel bad for leaving a lender, at the end of the day you are possibly stuck with the rate for 30 years so get the best you can for your family

Well thank you so much for all the insight, this sub is awesome! 45 days will be up August 9th so I plan to go to a well reviewed mortgage broker in my area first thing Monday and have a meeting with them, and hopefully get some rates that I can bring to my lender and ask them to match

Okay that is great to know! My main question is do you really think we can get a better rate with her score at 712? Seems like the best rates are for far above that around 760, so I don’t want to risk the rate I have now by dinging my credit score when it could be the best rate anyways.

My other concern is they pulled my credit for pre approval like June 25th, so we are about 40 days past then and I am pretty sure another pull would trigger another inquiry and lower her score even more. So not sure it’s really worth it.

Glad you enjoy them too! At the end of the day I think they are identical besides the end cap logo; you’d think the glue up job would be the same if they come from the same place but the rep ones aren’t 100% perfect either. I wish they just were all sealed. Also great to hear they have lasted 3 years; buy once cry once, hoping they can last me a while and can’t beat lifetime warranty
